The programs we originate include 223(f) for acquisition and refinance of existing properties, 221(d)(4) for substantial rehabilitation and new multifamily, and 232 for residential care. Construction as a standalone product is not a Capital Market Funds offering — 221(d)(4) is originated as a HUD program, not as a generic construction loan shop.
Typical uses
- 223(f) acquisition or refinance of existing multifamily, seniors, or healthcare
- 221(d)(4) substantial rehabilitation and new multifamily where HUD is the right capital
- 232 residential care facilities
Who it fits
Owners who will trade speed for term, leverage, and a fully amortizing HUD structure — and who want an originator who will tell them, in real time, whether the file actually belongs in FHA.
How the file is executed
We originate the request, pair it with a HUD-approved lender, and manage the file through concept, firm commitment, and closing. MAP/LEAN processing sits with the approved lender, not with Capital Market Funds. We do not publish invented LTVs, MIP, or closing calendars; those follow HUD and the executing lender.
