How a credit tenant lease loan is read

A credit tenant lease loan is sized from one tenant's long absolute-net lease. The lender decides what credit it will accept. This note does not publish a rating cutoff or a coverage ratio.

A conventional net-lease loan looks at a building leased to one or several tenants and at the landlord's income after expenses. A credit tenant lease file, as sponsors and lenders use the phrase, goes further: the lease is long, the tenant pays the taxes, insurance, and maintenance that an absolute-net lease pushes to the tenant, and the lender is willing to look at that tenant's obligation as the main source of repayment. This note does not cite a rating-agency threshold, because no rating-agency page was used to set one. If a lender says it wants an investment-grade tenant, ask that lender what it means and get the requirement in the term sheet. Do not treat a slogan as a BBB cutoff.

The lease the lender reads is the whole lease, not the rent. Absolute net means the landlord has pushed operating costs to the tenant. It does not mean the landlord has no obligations left. Some leases still make the landlord rebuild after a casualty, or they abate rent if the tenant cannot occupy, or they let the tenant leave if a co-tenancy or a kick-out is missed. Those clauses are why co-tenancy exists for multi-tenant centers. A single-tenant lease can have its own termination and repair language. Counsel abstracts it. We are not your lawyer.

Dark value and lease coverage are questions, not ratios

Lenders ask two uncomfortable questions. If the tenant left, what would the vacant building be worth, and could it be re-leased? That is the dark-value question. Separately, does the rent the tenant pays cover the loan payment with room the lender wants? That is the lease-coverage question. This note will not print a coverage multiple or a residual land value. Debt yield versus DSCR explains the two tests lenders name, still without a passing score. A term sheet that states a test is the document that counts.

A life-company or a conduit lender is often who holds a long single-tenant loan, because the income is contractual and the term can be matched to the lease. The life-company page is life company loans. Arizona buildings that are single-tenant net leases, as a property type, are Arizona net lease. A Casa Grande or Scottsdale building with one tenant is still underwritten from that lease. The city pages do not become CTL pages because a factory or a retailer is nearby.

What this office will and will not do with the lease

Capital Market Funds arranges the financing. It does not rate the tenant, does not insure the lease payment, and does not tell you the clause is enforceable. Send the lease, the remaining term, the renewal options, and a note on who pays for the roof and the structure. If the tenant's financial statements are required, the lender will say so. We will not invent them.

Questions

Is every net-lease building a credit tenant lease?
No. A net lease can be a local tenant on a short term. Credit-tenant conversation starts when a lender is willing to treat that tenant's long absolute-net lease as the credit. The lender's term sheet is what makes the label real.
Do you publish the bond rating a credit tenant must have?
No. No rating-agency page was used to set a cutoff here. If a lender requires a rating, that requirement belongs in the lender's box, not in a general note.
Does an absolute-net lease mean the landlord has no repair duty?
Not by the label alone. Read the casualty, condemnation, and structural sections. Counsel abstracts them. A lender that missed a landlord repair duty has misread the lease.
Can Capital Market Funds be the lender on a single-tenant drugstore or warehouse?
No. The firm arranges the loan with a life company, a conduit, or another lender. It is not a bank and not a direct lender.
