Goodyear's commercial stock is newer than central Phoenix: distribution and light industrial near the freeway, garden and mid-rise apartments built with the housing, and retail that followed those roofs. Capital Market Funds does not publish a Goodyear cap rate or a production total. The loan is originated once the rent roll and the purpose are real.
Industrial and retail that are stabilized start with life company or a bank. CMBS is the conversation when proceeds need room. Apartments that are leased and stable can be Fannie Mae, Freddie Mac, or HUD. We are not a Fannie Mae DUS lender and we do not claim MAP or LEAN approval. Bridge is for a building that is not a permanent file yet.
Buckeye is the next city west and has its own page, including a plain statement that raw land is not a product. Avondale is east. Neither neighbor's story, and none of the published Phoenix or Chandler dollars, is a Goodyear closing.
