Wikipedia's Casa Grande article gives a 2020 population of 53,658 and says the city was named for the Casa Grande Ruins, which are in Coolidge, not inside this city's downtown. The economy the article describes was historically cotton and dairy. It says many residents now commute to Phoenix or Tucson and that service retail grew. The Promenade at Casa Grande, an outdoor mall, opened on November 16, 2007. Casa Grande Municipal Airport has no commercial airline service. A proposed Interstate 11 would begin in Casa Grande. 'Proposed' is the article's word. This page does not treat that freeway as open.
The parent county note is Pinal County. Industrial property as a type, including buildings that are not in this city, is Arizona industrial. The southwest Phoenix industrial district, which is a different county and a different freeway story, is Southwest Valley industrial. Apartments, if the collateral is five or more units, are Arizona multifamily. This page does not claim the city has a thin apartment supply. That claim was not in the sources opened for it.
AMP-1, the county lease, and what a neighbor can use
Casa Grande's Wikipedia article says Lucid announced a plant in 2016 and opened it in November 2020. The Arizona Technology Council article says county supervisors approved a lease and purchase agreement and a bond, and that the county manager described the overall site as about 2,000 acres. The plant sits between Interstate 10 and Interstate 8 at the southwest corner of Thornton and Peters roads. The council article uses the name AMP-1. Rents, bond size, tax forecasts, hiring targets, and vehicle-production targets from that article are omitted here. They are not a cap rate and not a loan quote.
A lender looking at a different industrial building in town will ask who the tenant is, how long the lease runs, and whether the sponsor is the manufacturer or a landlord. A credit tenant on a long absolute-net lease is a different structure, explained nationally on credit tenant lease financing. A building that is still in lease-up is not that structure. Permanent bank debt, when the leases are in place, is Arizona bank. Ground-up work is Arizona construction, arranged with the lender that funds draws.
Highway retail and rooms, without a borrowed Phoenix comp
Service retail that grew as residents commuted, and an outdoor mall that opened in 2007, are the retail facts the city article gives. A lender still wants the rent roll, not the opening date. Hotels at a freeway split are underwritten from occupancy the sponsor can document. This page does not import a Scottsdale resort calendar or a Phoenix airport warehouse and call it Casa Grande.
A Phoenix industrial refinance, including a 2026 report of two metro Phoenix warehouses moving to a life company, is a different market and is written on Phoenix industrial refinance. Read it for the life-company shape. Do not copy the square footages onto a Casa Grande building. Capital Market Funds is not a Fannie Mae DUS lender. The only office is in Scottsdale.
Casa Grande sources for industrial and highway property
| Source | When it fits |
|---|---|
| Bank | A Casa Grande industrial or retail building with leases in hand is usually a bank conversation first. |
| Life Company | A life company looks at the same building only after the income is calm enough for a long hold. |
| Bridge & Private | Private bridge is the path when the Casa Grande tenant is signed but not yet paying, or the permanent lender is not ready. |
