- What does Capital Market Funds actually do?
- Capital Market Funds LLC arranges commercial real estate financing for Arizona sponsors. Craig Hoebing packages a file and places it with the capital source that fits: an executing agency lender, a HUD-approved lender, a life-company correspondent, a CMBS issuer, a bank or credit union, or a private bridge investor. The firm is the commercial mortgage banker on the file. It is not the lender.
- Is Capital Market Funds a bank, an SBA lender, or a CDC?
- No. It is not a bank or credit union, not an SBA lender, and not a certified development company. SBA 504 loans are made by an SBA lender and a CDC. USDA Business & Industry loans are made by a USDA-approved lender. Agency loans are placed with the lender that executes the program. Capital Market Funds is not a Fannie Mae DUS lender.
- Which licenses are disclosed?
- Arizona commercial mortgage banker license CMB-1047342, and NMLS 1445066 for the entity. Confirm NMLS Consumer Access yourself. This site does not claim a California, Colorado, or Utah license or office. The only office address published here is 7373 E Doubletree Ranch Rd #255, Scottsdale, AZ 85258.
- Who is the lender on a loan you arrange?
- The capital source that approves and closes it. That may be an agency lender, a HUD-approved lender, a life company, a CMBS issuer, a bank, a credit union, or a private investor. Capital Market Funds originates and arranges. A term sheet from a capital source is still that source's document, not a promise from this website.
- Do you quote interest rates on the website?
- The rates and calculator page shows public indexes — 30-day Average SOFR from the New York Fed, Treasury par yields, and Prime Rate — with an as-of date. You type any spread or all-in rate. Those figures are not Capital Market Funds coupons. The site does not publish lender spread ranges.
- Is the calculator a loan offer?
- No. It is an estimate from numbers you enter. It is not a commitment or an offer to lend. Results appear without a login and without sending the form. A free rate and structure check, if you want a person to read a real file, starts at the contact page or by calling (480) 495-8072.
- What will you not do?
- We do not fund the loan on our own balance sheet. We do not claim MAP or LEAN approval. We do not offer residential mortgages, and we do not publish a land-development product. We do not give tax or legal advice. We do not rank lenders, and we do not publish testimonials or a claim to be the top or the best desk in a market.
- How do I start?
- Call Craig or use the contact form. Useful first facts are the address, the property type, the purpose (purchase, refinance, or a transitional plan), and whatever rent roll or operating statement you already have. Sending that material is a request to talk. It is not an application.
- Where are published closings?
- Only on the transactions page, and only in the form already printed there. City and program pages do not add dollar amounts that the transactions list does not support. This FAQ does not restate those amounts.
- How is the firm paid?
- This website does not publish a fee schedule or a percentage. Any compensation for a file is disclosed in the engagement for that file, not in a sitewide claim.
