Tucson commercial construction financing for build-to-suit

Tucson construction searches often mean a build-to-suit with a credit tenant, not a Phoenix spec warehouse. We arrange that financing. We did not finance Mosaic Quarter.

Pima County build-to-suit is a different credit from a speculative shell. The tenant's lease, the landlord's construction obligation, and the lender's draw schedule have to describe the same building. Credit-tenant lease financing is one structure Tucson has already seen in public. BWE reported that it secured credit-tenant-lease financing for construction of the Mosaic Quarter sports complex in Tucson. That sentence is BWE's press release. Capital Market Funds was not the arranger, is not a party to that complex, and will not recite BWE's amount as if it were our production.

The useful point of that report is structural. A credit tenant can make a Tucson construction loan look more like a bondable lease than like a merchant build. The lender underwrites the tenant's credit and the remaining term, then still inspects the draws. Not every Tucson job has that tenant. A local industrial build-to-suit with a five-year lease is a bank conversation. A multifamily start that fits HUD is 221(d)(4) with a HUD-approved lender. A short gap is a debt fund. Statewide rules, including water, are on Arizona construction.

Bank execution inside Tucson is compared on Tucson bank. Stabilized Pima County property, after the building exists, is the Tucson hub. Send a City of Tucson or Pima address here. A Maricopa job does not become Tucson because the sponsor lives in the Old Pueblo.

What a Tucson build-to-suit file needs on day one

Send the lease draft or the executed lease, the tenant's name, the commencement and rent start, and the budget the landlord is actually building. If the tenant is the credit, the lender will ask for financials the sponsor may not control. Say that early. If there is no credit tenant, do not dress a speculative Tucson building up as Mosaic Quarter.

Draw administration still wants title date-downs and waivers. The Arizona notice statute is discussed on the construction checklist. It applies because the collateral is in Arizona, not because we are giving Tucson legal advice. Construction counsel confirms the notices.

Downtown Tucson is a different request

A stabilized building on the streetcar, or a Rio Nuevo redevelopment that is already standing, belongs on downtown Tucson. This page is the construction facility. Mixing a permanent downtown refinance into a draw request produces the wrong lender list.

The published Tucson card on this site is value-add apartments with a life-company source. It is not a construction loan for a sports complex, and it is not displayed here.

Tucson build-to-suit questions

Did Capital Market Funds finance Mosaic Quarter?
No. BWE's public release describes that credit-tenant-lease construction financing. We are not named in it and we do not claim it.
Is every Tucson construction loan a credit-tenant lease?
No. CTL fits when the tenant's credit carries the loan. A local build-to-suit or a HUD apartment is a different structure.
Are Tucson construction inspections funded from Scottsdale?
No. The lender who holds the facility funds the draws. Our office arranges the facility. The office is in Scottsdale, not a Tucson branch.
