Maricopa market context

Incorporated October 15, 2003
Wikipedia says Maricopa was officially incorporated as a city on October 15, 2003, and the lead calls it the second largest incorporated municipality in Pinal County. Wikipedia, Maricopa, Arizona, accessed for this page on October 28, 2026
State Route 347 to Interstate 10
The article says State Route 347 connects the city to Interstate 10 about 14 miles north, with State Route 84 to the south toward Interstate 8. Wikipedia, Maricopa, Arizona, accessed for this page on October 28, 2026

According to the Wikipedia article on Maricopa, Arizona, opened October 28, 2026, Maricopa is a city in the Gila River Valley in Pinal County. The lead says that with 76,654 residents as of 2024 it is the second largest incorporated municipality in Pinal County. The history section says the city was officially incorporated on October 15, 2003. A part of the city is within the Ak-Chin Indian Community. The infobox lists the Gila River Indian Community to the northeast. This page does not describe lending on tribal land, and it does not claim any lease with either community. The county page people confuse with this city is Maricopa County. The parent county note is Pinal County.

Wikipedia says the city is primarily served by Arizona State Route 347, a north-south highway that connects to Interstate 10 about 14 miles north of Maricopa. State Route 84 is about 11 miles south, and that route ends at Interstate 8. Retail and service buildings that follow new rooftops are underwritten from their own tenants and their own sales, not from a county growth slogan. Statewide shop property is Arizona retail. The larger Pinal city to the south is Casa Grande.

Rooftops are not a rent roll

A lender on a City of Maricopa shop, a small medical suite, or a service building asks who pays the rent and for how long. A subdivision map is not a lease. If the sponsor occupies the building as an operating company, an SBA structure may belong with an SBA lender or a CDC. See Arizona SBA 504. A conventional bank hold is Arizona bank financing. Capital Market Funds arranges the introduction. It does not make the loan.

Apartments mean five or more units. A house or a fourplex is not this conversation, whether or not the buyer lives there. No published tombstone names the City of Maricopa. Do not relabel a Phoenix or Casa Grande card.

Keep the tribal boundaries out of the collateral description unless the deed says so

The Ak-Chin sentence in the article is a geography fact about city limits. It is not a financing program and not a statement that a fee-simple parcel inside the city is tribal land. If the deed, the lease, or the title commitment says otherwise, say so in the first note and bring counsel. This office does not give a title opinion.

Craig Hoebing reads the request from Scottsdale under NMLS 1445066. Capital Market Funds is not a Fannie Mae DUS lender.

Questions that keep the City of Maricopa separate from the county

Is the City of Maricopa the same place as Maricopa County?

No. The city is in Pinal County. Maricopa County is a different government and a different page. Put the city name on the first line of the package.

When was the City of Maricopa incorporated?

Wikipedia says October 15, 2003. That date is history. It does not tell a lender whether a particular shop is leased.

Do you make loans on Ak-Chin or Gila River land from this page?

No. The article notes those communities near or partly overlapping the city. This page does not offer tribal-land financing. If title says the parcel is not fee simple, stop and ask counsel.

Will a new subdivision in the City of Maricopa support a shop loan by itself?

Not by itself. Lenders read the leases and the sales. A rooftop count is context. It is not income.

No City of Maricopa tombstone is published

Do not borrow a Phoenix retail example and change the city name.
