Fountain Hills is a smaller commercial market northeast of Scottsdale. The Airpark flex refinance is a Scottsdale closing and stays there.

Fountain Hills does not have Scottsdale's Airpark or a deep industrial base. Commercial requests are usually retail and office that serve the town, including medical tenants on the Shea corridor, and the occasional small multifamily or mixed building. Capital Market Funds underwrites that rent roll. We do not stretch a Fountain Hills file into an Airpark quote.

Bank and life company are the usual permanent sources. CMBS is less often the right box on a small asset. Apartments, if the property is actually multifamily and stabilized, can be agency or HUD. We are not a Fannie Mae DUS lender. Bridge is for a repositioning, not for a vacant suite described as core.

Scottsdale is the adjacent city and the office address. The published Scottsdale cards — The Block at Pima Center at $14,500,000 and the Airpark flex at $6,850,000 — name Scottsdale. They are not Fountain Hills production.
