Gilbert requests tend to be neighborhood retail, garden multifamily, and smaller industrial or flex — the property that follows a large residential base. Capital Market Funds does not treat that as consumer lending. It is commercial senior debt: life company or bank when the cash flow is clean, CMBS when the proceeds need room, agency or HUD when the asset is apartments that qualify.
Chandler sits on Gilbert's west side and has two published office originations. Those cards stay on the Chandler page. Using them as Gilbert proof would be false. There is no Gilbert market line on the transactions list.
A Gilbert value-add, a dark retail bay being re-leased, or a lease-up apartment is a bridge conversation if permanent credit will not underwrite today's occupancy. We will say that before anyone spends a quarter in the wrong box.

- Life company
Permanent debt for core cash flow. Rate lock is typically at application.
- Bank and credit union
Portfolio hold when the relationship, not a securitization box, is the point.
- Fannie Mae
Stabilized Arizona multifamily. Originated to Fannie Mae. Not a DUS lender.
- CMBS
Conduit or single-asset when life company or bank credit will not stretch.
- Bridge and private
Transitional capital sourced from private investors, with a takeout in mind.
- Refinance
Start with the existing note: prepay, proceeds, and timing.
