Bank construction loans in Arizona

A bank construction loan is a short-term loan a bank funds in draws while a commercial building is built, usually with a takeout or a mini-perm behind it. We arrange and compare those bank quotes. We do not fund the draws, and we are not a bank.

Capital Market Funds does not keep a construction product on its own balance sheet and does not fund inspections or draws. When the capital an Arizona project needs is a bank construction loan, we arrange and compare quotes from banks that actually write them. The commitment, the interest reserve, and the inspections belong to that bank. Calling us a construction lender would be false.

This page exists because sponsors search for it. It is not a promise that every ground-up project has a bank. Banks want plans, a budget, a contractor they will accept, sponsor liquidity, and a way out: a permanent loan at completion, a mini-perm, or a sale. If those pieces are missing, we will say the quote is not there.

What a bank construction quote is not

It is not bridge. Bridge on this desk is private capital for a building that already exists and still has a business plan, with a takeout named. It is not HUD 221(d)(4), which is a HUD program for substantial rehabilitation and new multifamily, originated with a HUD-approved lender. We do not claim MAP or LEAN approval. It is not SBA 504 either, though a bank construction loan is sometimes the interim financing before a 504 takeout. That takeout has its own page.

The Tucson multifamily card is interest-only during construction and it is life company, $28,000,000, value-add, 80% LTC. That phrase describes the permanent loan's payment during work on an existing apartment community. It is not a bank construction closing, and it is not moved here.

How we compare the bank that would fund it

We look at who funds draws, how retainage works, whether the rate floats, what recourse survives completion, and whether the same bank will write the mini-perm. A community bank may build a smaller owner-user project and pass on a speculative industrial building. A regional bank may be the opposite. We do not rank them. The comparison is community versus regional.

No construction loan is on the transactions list. This page does not state a budget, a loan-to-cost, or a completion date. Raw land with no building plan is not a product we originate. Send the plans, the budget, and the city. The arranger overview is Arizona bank.

SourceWhen it fits
Arizona bankPortfolio lenders. Construction, when it fits, is their loan, not ours.
BridgeExisting buildings in transition. Not a ground-up construction quote.
HUD 221(d)(4)New multifamily in the HUD program. Not a bank construction loan.
SBA 504A possible takeout for owner-occupied projects. Not the construction funding.

Published Arizona bank construction loans

No tombstone is a bank construction loan. The Tucson card says life company and interest-only during construction on a value-add apartment. That is not this product.

Bank construction questions

Do you fund construction draws?
No. The bank that holds the construction loan funds the draws. Capital Market Funds arranges and compares those bank quotes. We are not a depository.
Is the Tucson loan a construction loan?
No. It is a life-company value-add multifamily loan with interest only during construction. The card says life company.
Is bridge a construction loan?
No. Bridge is transitional debt on a building that is already there. A ground-up bank construction loan is a different quote.
