Pinal County commercial real estate loans

Pinal County sits between the two big Arizona metros. Capital Market Funds arranges commercial mortgages on investor-owned property in the county from Scottsdale. Casa Grande has its own city note. This page is the county.

Wikipedia's Pinal County article calls it a central Arizona county, established in 1875, with Florence as the county seat and a 2020 population of 425,264. It says the county is included in the Phoenix–Mesa–Chandler metropolitan statistical area, with suburban growth from Phoenix on the north side and from Tucson on the south side. It names five cities: Maricopa, Casa Grande, Apache Junction, Eloy, and Coolidge. San Tan Valley is an unincorporated community in the county. Interstates 8 and 10 cross the county. This page does not repeat growth-rate rankings or income figures from that article.

The city note for the Interstate 8 and Interstate 10 junction is Casa Grande. Apache Junction already has a city page and is not rewritten here. Queen Creek, on the Maricopa side of the county line conversation, is Queen Creek. The Maricopa County hub, which is a different county, is Maricopa County. Yuma, far to the southwest and not part of this county, is Yuma so the two desert files are not mixed.

The Lucid lease is a county fact, not a loan quote

An Arizona Technology Council article, drawing on the Phoenix Business Journal, reports that the Pinal County Board of Supervisors approved a lease and purchase agreement with Lucid and a bond, by a 4–1 vote. The county manager said the lease would bring Lucid's overall site to about 2,000 acres. The article places the plant between Interstate 10 and Interstate 8, at the southwest corner of Thornton and Peters roads in Casa Grande. Casa Grande's Wikipedia article says the plant was announced in 2016 and opened in November 2020. This page does not repeat rents, bond principal, hiring targets, or production forecasts from the council article. The useful point for a neighbor property is that a large manufacturing site is on county-leased land under a bond and lease, which is a different structure from a privately owned industrial building offered as collateral.

Logistics buildings along those two interstates are the property type on Arizona industrial. A building that is not yet a permanent file may be Arizona bridge or, if it is ground-up, Arizona construction arranged with the lender that will fund the draws. Capital Market Funds does not wire construction draws and does not lend its own bridge paper.

Water for a new Pinal building

Sponsors of new residential or commercial projects in Arizona ask about assured water supply. No Pinal-specific assured-water order was opened as a source for this page, so this page does not announce a shortage or a surplus. The questions lenders ask, and the documents they request, are on Arizona water supply and commercial lending. Bring the will-serve letters or the utility correspondence you actually have.

Retail and apartments follow rooftops in the northern part of the county and along the Tucson side. That is a description of what sponsors bring, not a growth ranking. Apartments mean five or more units. Capital Market Funds is not a Fannie Mae DUS lender. Agency programs, if they fit, are arranged with approved lenders. The office remains 7373 E Doubletree Ranch Rd #255, Scottsdale, AZ 85258.

Questions on Pinal County commercial loans

Is Pinal County the same loan market as Maricopa County?

No. Wikipedia includes Pinal in the Phoenix–Mesa–Chandler metropolitan statistical area, but the county, the seat, and the cities are not Maricopa. Casa Grande and Apache Junction are Pinal. A Phoenix tombstone is not a Pinal closing.

Does the Lucid county lease mean a neighboring warehouse has the same credit?

No. The public fact is a county-approved lease and bond for Lucid's site. A different building is underwritten from its own tenants, its own lease, and its own sponsor.

Will you state whether Pinal County has enough water for a new project?

No. This page did not open a Pinal assured-water order. Water is a document question, covered on the water-supply note. Bring the letters you have.

Do you arrange construction draws for a Pinal spec building?

We can introduce a construction request to the lender that would fund draws. Capital Market Funds does not fund the draws itself and does not claim to be the construction lender.

No Pinal County tombstone is published here

Casa Grande's page is the city note. It also does not invent a loan amount for the Lucid site or for a neighbor.
