The U.S. Army's newcomers page for Yuma Proving Ground, opened for this page on October 30, 2026, says the post sits outside the Yuma city limits, describes a large restricted-airspace range, and calls Yuma a winter agricultural hub at the meeting of the Colorado and Gila rivers near the California and Mexico borders. The City of Yuma's location page, opened the same day, lists Yuma Proving Ground and Marine Corps Air Station Yuma as the two defense installations. The air station's own page says it provides aviation support to I Marine Expeditionary Force. Those are employment facts. They are not a tenant. A University of Arizona Extension report on Yuma County agriculture, opened the same day, says the county is a major producer of winter vegetables, including iceberg and Romaine lettuce, and that summer crops include melons. This page leaves that report's dollar totals off on purpose. Seasonality is the point: ask for the months.
The refinance still begins with the existing note, the prepayment language, and the rent roll. A smaller set of depositories is a reason to show the file to more than one, including a credit union. That comparison is Arizona credit union. The city page is Yuma. The statewide maturity conversation is Arizona refinance. Do not file a Yuma building as a Phoenix refinance. Apartments mean five or more units. A one-to-four-unit house is not this note.
A refinance starts with the note already on the property
Step 1
Read the existing note
Prepay, lockout, yield maintenance, or defeasance decides whether a refinance is even available this quarter. A coupon on a website does not.
Step 2
Separate rate-and-term from cash-out
Rate-and-term stays on the refinance page. Cash-out has its own underwriting because proceeds leave the property. We do not blur them.
Step 3
Match the source to today's occupancy
Life company, bank, CMBS, agency, or HUD only if the asset is already a permanent file. If it is not, the honest answer is bridge with a takeout.
Posts and produce are context, not the borrower
If the tenant serves the air station or the proving ground, send the lease. If the income is a shed, a shop, or an office that serves growers, send the months that match the vegetable calendar in the Extension report. Do not treat the Army or the Marine Corps as a guarantor because the posts are nearby. Owner-user commercial space can be an SBA or USDA conversation through the lender that makes that loan. USDA Business and Industry, arranged with a USDA lender, is Arizona USDA B&I. Capital Market Funds is not that lender.
No tombstone names a Yuma refinance. Capital Market Funds is not a Fannie Mae DUS lender. The request is taken in Scottsdale under NMLS 1445066. Cash a refinance might require, without a Yuma formula, is cash-in refinance.
Takeout sources a Yuma sponsor actually asks about
| Source | When it fits |
|---|---|
| Bank | A bank or credit union is the practical Yuma refinance when the depository will hold a smaller commercial note. |
| USDA B&I | A rural owner-user near Yuma may belong with a USDA lender. This office arranges the introduction. It does not make the guarantee. |
| Bridge & Private | Private bridge can cover a Yuma maturity that lands in the wrong month of the vegetable calendar. The capital is from private investors. |
