San Tan Valley market context

Incorporated September 17, 2025
Pinal County's notice says the Board approved incorporation that day and that county services would continue through June 30, 2026. After that date, confirm who permits the parcel. Pinal County, Board of Supervisors notice, September 17, 2025
Not the Queen Creek mailing address
Wikipedia says the town sits between Queen Creek and Florence, and that residents once used Queen Creek mailing addresses. The Town of Queen Creek is primarily in Maricopa County. Wikipedia, San Tan Valley, Arizona, opened for this page on October 30, 2026

Pinal County's news notice of September 17, 2025, opened October 30, 2026, says the Board of Supervisors formally approved a resolution incorporating San Tan Valley and appointed an inaugural council. The notice says the town was officially recognized that day, and that Pinal County would continue to provide services through June 30, 2026. That service window has passed. This page does not guess which desk now stamps a permit. Ask the town, and say so in the file. The Arizona Department of Revenue's TPT update, also opened October 30, 2026, says the town was incorporated on September 17, 2025, and that a local transaction privilege tax took effect October 1, 2026. How that tax sits in a commercial lease is Arizona commercial lease TPT. This page does not quote a tax rate.

Wikipedia's article on San Tan Valley, opened the same day, says the town is in northern Pinal County, between Queen Creek to the north and west and Florence to the south, and that the 2020 census counted 99,894 people. It says residents used to use Queen Creek for mailing addresses even though the Town of Queen Creek is primarily in Maricopa County. A lender cares about that confusion because the assessor, the permit, and the lease address can disagree. Confirm the parcel. The parent county is Pinal County. The town people mix this up with is Queen Creek. The older incorporated city down the county is the City of Maricopa.

Rooftops are context. The lease is the loan.

Neighborhood retail, a medical suite, and a service building follow houses. The loan still needs the tenant, the term, and the expenses. Do not describe a San Tan Valley shop as if it were a Queen Creek center or a Casa Grande warehouse. Owner-user commercial space can be an SBA conversation through an SBA lender or a CDC. See Arizona SBA 504. Capital Market Funds is not the CDC and not the town.

The county notice named a council that would sit until elections aligned with the August 4, 2026 primary. This page does not recap those names and does not treat a council roster as a credit. Bring the rent roll. Apartments mean five or more units. A one-to-four-unit house is not arranged here.

What this office will not decide

It will not tell you whether a given address is inside the town limits. It will not compute the town's new transaction privilege tax. A CPA does that. It will not claim a tombstone. No published card names San Tan Valley. The request is taken in Scottsdale.

San Tan Valley questions that change the jurisdiction

Is San Tan Valley still an unincorporated Pinal County community?

No. Pinal County's September 17, 2025 notice says the Board incorporated it that day. Do not describe a new file as county-only without checking the current permit desk.

If the lease says Queen Creek, is the collateral in Queen Creek?

Not necessarily. Wikipedia says San Tan Valley residents used Queen Creek mailing addresses. Confirm the parcel's town and county before you name a lender.

Will you quote San Tan Valley's new transaction privilege tax?

No. AZDOR says a local tax took effect October 1, 2026. The rate lookup and your CPA produce the figure. This page does not.

Can an investor use this page for a San Tan Valley house?

No. The collateral here is commercial income property or an owner-user commercial building. A one-to-four-unit residence is outside the note.

No San Tan Valley tombstone is published

A later card that names this town will be added on that card, not copied here.
