Sprouts-anchored shopping center financing in Arizona

Sprouts Farmers Market leases its stores from landlords. A Sprouts-anchored center loan is a mortgage on that landlord's property, arranged with a lender, not a loan from Sprouts and not a loan from Capital Market Funds.

Sprouts Anchored centers market context

Sprouts leases every store
The FY2025 10-K, for the year ended December 28, 2025, says Sprouts leases all stores from unaffiliated landlords, typically for 10 to 15 years at the start, with several five-year options. Arizona had 48 of 477 stores as of that date. Sprouts Farmers Market Form 10-K for the fiscal year ended December 28, 2025

According to Sprouts Farmers Market's Form 10-K for the fiscal year ended December 28, 2025, the company was founded in 2002 and is headquartered at 5455 East High Street, Suite 111, Phoenix, Arizona. The same filing reports 477 stores in 24 states as of that date, including 48 in Arizona. The filing also says Sprouts leases all of its stores from unaffiliated third parties, that a typical store lease starts at 10 to 15 years with three or four renewal options of five years each, and that stores sit in shopping centers, lifestyle centers, or, in some cases, stand-alone buildings. Those sentences are the company's, dated to that 10-K. They are not a Capital Market Funds underwriting overlay, and they are not a promise that any one Arizona lease matches the typical term.

That lease pattern is why a Sprouts-anchored file is usually an in-line or junior-anchor lease inside someone else's center, not a grocer-owned box. The landlord who borrows is the party who can deliver the lease, the estoppel, and the renewal schedule. Sales per square foot are something a lender may request from the tenant. This page does not publish a figure. The parent note is Arizona grocery-anchored centers. Fry's, a different operator, is Fry's-anchored centers.

Oracle Crossing, where Sprouts is a tenant of the center

Shopping Center Business reported on June 12, 2026 that JLL Capital Markets had negotiated a sale of Oracle Crossing, a retail center in Oro Valley, about six miles northwest of Tucson. The article describes a center built in 2006, anchored by Sprouts Farmers Market, and 96 percent leased at the time of sale, with other tenants including Kohl's, El Charro Café, Pacific Dental, Dunkin' Donuts, Carbon Health, Brake Max, O'Reilly Auto Parts, and Smashburger, plus eight separate outparcels. The article gives the center's size as 265,530 square feet. This page does not repeat the price. For a lender, the useful fact is that Sprouts is described as the anchor of a multi-tenant center, so the lease should be in the collateral, subject to whatever the estoppel later confirms. Oro Valley is covered with Tucson on Tucson grocery-anchored retail.

Ninety Ninth Ave, a 2024 Sprouts box in Phoenix

Shopping Center Business reported on November 18, 2025 that Phoenix Commercial Advisors had arranged a sale of Ninety Ninth Ave, a grocery-anchored center in Phoenix. The article says the property was newly constructed in 2024, measures 47,201 square feet, and was fully leased at the sale to tenants including Sprouts Farmers Market, CAVA, Hand & Stone, and Mountain Mike's Pizza. Sprouts' own store page lists Phoenix-99th Ave. at 9824 W. McDowell Road, Phoenix, AZ 85037. The price in the sale article is omitted here. A new lease on a small center is a remaining-term story, not a 2006 rollover story. The city note is Phoenix grocery-anchored retail. Permanent paths, if the income is calm, are discussed on Arizona bank and life company. A center still burning off a new lease-up is Arizona bridge.

Questions about Sprouts as a tenant

Does Sprouts own the Arizona stores a landlord wants to finance?

Sprouts' FY2025 10-K says the company leases all of its stores from unaffiliated third parties. Confirm the actual lease on the center in front of you. The filing describes a typical term, not your document.

How many Sprouts stores were in Arizona at the end of fiscal 2025?

The 10-K for the year ended December 28, 2025 reports 48 Arizona stores out of 477 stores in 24 states. Later openings are not in that sentence.

Is Oracle Crossing the same loan as Ninety Ninth Ave?

No. One is a 2006 Oro Valley center reported in June 2026. The other is a 2024 Phoenix center reported in November 2025. Different age, different rollover, different city note.

Can Capital Market Funds finance a Sprouts store for Sprouts itself?

These pages are about investor-owned centers. Capital Market Funds has no relationship with Sprouts and does not arrange a loan as if it were the grocer's treasury desk.
