Grocery-anchored retail financing in the Tucson area

Tucson-area grocery retail, for this page, means two sourced centers: a Sprouts lease inside Oracle Crossing in Oro Valley, and Fry's marked outside the shops at Gladden Farms in Marana.

Tucson market context

Oro Valley Sprouts lease versus Marana shops
Oracle Crossing was reported on June 12, 2026 as Sprouts-anchored in Oro Valley. Gladden Farms in Marana was listed with Fry's marked NAP, so the shops and the grocer box are not the same collateral. Shopping Center Business, June 12, 2026; NNN Investment Group Gladden Farms listing

The Tucson grocery question is not the same as Tucson retail, which underwrites shopping property across the city without isolating the supermarket parcel. It is also not the Tucson city hub. This note stays on two centers a public source actually describes. Shopping Center Business on June 12, 2026 reported Oracle Crossing in Oro Valley, about six miles northwest of Tucson, as a Sprouts-anchored center built in 2006, 265,530 square feet, 96 percent leased at the sale, with Kohl's and a list of shop and restaurant tenants plus eight outparcels. The price is omitted. Sprouts, as the anchor of that center, is the in-line pattern: the lease should travel with the collateral, then be confirmed by estoppel. Operator background is on Sprouts-anchored centers.

Marana is the other Tucson-area fact. The Gladden Farms listing marks Fry's Marketplace as NAP at Tangerine Road and Lon Adams Road and limits the offering to the shops and a dental outparcel delivered in 2025. AZBEX on August 4, 2026 described three shop buildings on West Tangerine Road as part of that Fry's-anchored commercial center. A loan on the shops is not a loan on the Fry's fee. Fry's-anchored centers has the division context. Marana is the town page. Putting Oro Valley and Marana on one Tucson-area note matches how sponsors search. It does not merge the two leases.

Which Tucson capital source hears which center

Oracle Crossing, with a named grocer inside a 2006 multi-tenant center, is the kind of income a life company or a bank can read if the remaining Sprouts term and the shop rollover cooperate. Those desks are Tucson life company and, for a conduit stretch, Tucson CMBS. Gladden Farms' shops, sitting beside a Fry's box the listing left out, need the easement file before anyone quotes them as grocery-anchored. If the shops are still settling, Tucson bridge is the transitional hold, distinct from this property-type page. A refinance once the rent is in place is Tucson refinance. Statewide grocer shapes sit on Arizona grocery-anchored centers. Arizona retail stays the state property hub.

No dollar from either report is a proceeds offer. No tombstone on this site is either center. Craig Hoebing arranges both kinds of file from Scottsdale under Capital Market Funds, LLC - CBK-2007014 - Commercial Mortgage Banker and NMLS 1445066. There is no Tucson grocery desk and no second office.

Tucson-area sources split by who holds the grocer

Tucson-area sources split by who holds the grocer
SourceWhen it fits
Life CompanyTucson-area life company interest, if any, starts with a grocer lease inside the center, which is the Oro Valley report rather than the Marana NAP listing.
CMBSA Tucson conduit file can hold multi-tenant retail when the Sprouts or shop term is long enough for the bond buyer. The lender is the conduit.
Bridge & PrivateMarana shops next to a Fry's box the borrower does not lease are a bridge candidate until the easement and the rollover are written down.

Questions on Tucson-area grocery collateral

How is this different from the Tucson retail mortgage page?

Tucson retail covers shopping property generally. This page is only Oracle Crossing's in-line Sprouts lease and Gladden Farms' excluded Fry's box. The rent-roll page does not make that split.

Is Oracle Crossing in Tucson or in Oro Valley?

Shopping Center Business placed it in Oro Valley, about six miles northwest of Tucson. It is in the Tucson-area search. The mailing city on a loan is whatever the deed says.

Can the Marana Fry's be underwritten as the borrower's tenant?

Not from the listing, which marks Fry's NAP. Title and a lease would have to put the box in the borrowing entity. Until then it is neighboring traffic.

Do you have a Tucson office for grocery loans?

No. The office is in Scottsdale. Tucson, Oro Valley, and Marana files are arranged from that desk.

No Tucson grocery center is on the tombstone list

The transactions list has no Oro Valley or Marana grocery center.
