Ambulatory surgery center financing in Arizona

An Arizona surgery-center loan on this page is a mortgage on the building, either investor-owned and leased to an operator or occupied by the practice. Capital Market Funds arranges that real estate loan. It does not finance a surgery business that has no building, and it does not quote a Medicare rate.

Real estate sources for an Arizona surgery building

Real estate sources for an Arizona surgery building
SourceWhen it fits
SBA 504Owner-user surgery real estate, when an SBA lender and a CDC accept the occupancy and the use.
BankA bank is the usual reader of a smaller Arizona surgery building with a practice tenant the bank can underwrite.
Life CompanyA life company is the later conversation, when the lease term and the income are already quiet.

The Centers for Medicare and Medicaid Services page on Ambulatory Surgical Center payment, last modified September 30, 2026, says its files contain the procedure codes that may be performed in an ASC under Medicare and the ASC payment group assigned to each code. The payment group determines the amount Medicare pays for facility services furnished in connection with a covered procedure. That is context for how an operator is paid. It is not a rent number, and this note does not copy a rate, a wage index, or a group dollar. The building loan is underwritten from the lease or from the owner-user's occupancy, the specialized build-out, and the sponsor. A health-system tenant and a physician-owned operator are different credits. Say which one is on the lease.

The Arizona Department of Health Services medical-facilities licensing page, opened October 28, 2026, is the state's licensing desk for medical facilities. The page says the Licensing Management System is how renewals and applications are submitted, and that the department no longer accepts the paper forms. It does not, in the text opened here, name a dollar fee or a processing time. A lender asks for the current facility license because a dark license can strand a special-purpose building. Confirm the license with the operator and with the department. This office does not issue it and does not interpret clinical rules. Statewide medical office, which includes buildings that are not surgery centers, is Arizona medical office. City notes that are not this page include Phoenix medical office and Scottsdale medical office.

Owner-user suite versus a leased surgery building

A practice that will occupy the building may ask an SBA lender and a CDC about 504, or an SBA lender about 7(a). Those institutions make the loans. The arrangement pages are Arizona SBA 504 and Arizona owner-occupied. Capital Market Funds is not an SBA lender and not a CDC. An investor who leases the shell to an operator is a commercial lease loan. Life-company debt, when the lease is long enough and the income is calm, is life company.

Imaging, gases, and operating rooms are expensive to remove. A lender asks what the building is if this operator leaves. Send the plans and the lease term. Do not describe the fit-out as ordinary office.

What this page will not do

It will not quote a Medicare payment, a commercial payer contract, or a case volume. It will not say a particular surgeon's outcomes support a loan. It will not treat a certificate or a license as a guaranty. Bring the license, the lease, and the rent roll.

No tombstone names an Arizona surgery center. Capital Market Funds is not a Fannie Mae DUS lender. The request is taken in Scottsdale under NMLS 1445066.

A payment group, not a rent figure

Arizona surgery-center questions about the building

Do you finance an Arizona surgery business that does not include the real estate?

No. This page is the building. A business loan with no commercial property is a different request and is not arranged here.

Will you quote what Medicare pays an Arizona ambulatory surgery center?

No. CMS says a payment group determines the facility amount. The figure is not copied onto this page. Ask the operator's billing team, not a mortgage page.

Who confirms that an Arizona surgery center is licensed?

The operator and the Arizona Department of Health Services. The department's medical-facilities page is the licensing desk. A lender asks for the current license. We do not issue it.

Is a surgery center the same loan as a medical office building?

Not automatically. The build-out is heavier and the license is part of the file. Read the medical-office pages for a leased clinic. Use this page when the building is a surgery center.
