Owner-occupied, or owner-user, means the sponsor's business occupies the property. Lenders treat that differently from a building leased to third parties. Banks and credit unions are the usual hold, because they will look at the operating company. Life company and CMBS prefer leased investment real estate and will decline a lot of owner-user files. Capital Market Funds will say which box is actually open instead of forcing an owner-user building into an investment-property quote.
The published Arizona owner-user origination is an office in Chandler with a coworking tenant, $15,600,000, 2022, prior firm. The card says owner-user. A Fresno, California cold-storage loan is also marked owner-user and is not an Arizona closing. We do not claim an SBA product. If a file needs a program we do not originate, we will say so.
