Arizona fix-and-flip loans for investor rehabs

An Arizona fix-and-flip loan on this page is short-term private or bridge debt for a one-to-four-unit rehab an investor will not occupy. Capital Market Funds arranges that debt through private lenders. It does not fund the rehab itself.

Bridge & PrivateThe short Arizona rehab loan, arranged with private lenders, with a sale or a later rental refinance named as the exit.

Fannie MaeNot a flip. Agency debt is for stabilized multifamily of five or more units, placed with a DUS lender.

How an Arizona investor rehab file usually moves

  1. Step 1

    Contract and occupancy

The purchase, the unit count, and a statement that the investor will not occupy.

  2. Step 2

    Budget a lender can inspect

Line items and a draw plan. A lump sum is not enough.

  3. Step 3

    Private lender, arranged

A private lender makes the short loan. This office arranges it and does not fund it.

  4. Step 4

    Exit named in advance

A sale, or a later rental loan after the work and a lease. The exit is not automatic.

Fix-and-flip, on this desk, means buy a one-to-four-unit property, repair it, and leave. The buyer does not occupy it during the work or after. A person who wants to remodel a house and keep living there needs a different kind of credit, and that request is not here. A.R.S. 6-901 defines a residential mortgage loan as a loan secured by a one-to-four-unit dwelling. We use that definition to mark the collateral, then we limit the page further: investment only, business purpose, no occupancy by the borrower. The statute is not a legal opinion and not an approval.

The money is private or bridge debt arranged through private lenders. The phrase people use in ads is not a claim that Capital Market Funds lends its own cash. Arizona bridge is the statewide page for that arranged capital. A landscape of lender types, without a ranking, is Arizona bridge lender types. The Office of the Comptroller of the Currency's March 2022 handbook booklet on commercial real estate lending describes bank risk in acquisition, development, and construction financing and in income-producing real estate. That booklet supervises national banks. It is not a rehab budget from this office, and we are not a bank.

Two exits are honest. Sell the finished property. Or, if it will be held as a rental the investor still does not occupy, refinance it on rent after the work and the lease exist. The second exit is not promised by the first loan. Run a later payment only as arithmetic in the DSCR calculator and the amortization calculator. Neither tool is a takeout commitment.

Budget, timeline, and what the private lender actually funds

A private lender on a rehab usually wants the purchase contract, a line-item budget, and a draw plan tied to inspections. A single number called 'repairs' is not a budget. Who pays taxes and interest during the work has to be in the sources and uses. If the sale price you hope for is the only way the loan is repaid, say that. If a rental refinance is the hope, say that the rental loan does not exist yet.

The Mortgage Bankers Association's site is industry context for commercial mortgages. It does not price an Arizona rehab, and we will not pretend a national commentary is a draw schedule. Investor property that is already leased, rather than a flip, is Arizona investment property. The rates and loan calculator will not look up a rehab coupon.

What this page refuses

It refuses a home-equity line, a loan to an occupant, and any statement that we are the private lender. It refuses a dollar amount for a past flip and a ranking of contractors or lenders. It refuses tax advice on a sale. A later rental refinance, if one is pursued, is a new credit decision on the lease, not an extension hidden inside the rehab loan.

Craig Hoebing arranges the introduction from Scottsdale under CMB-1047342 and NMLS 1445066. Capital Market Funds is not a Fannie Mae DUS lender. A flip of a house is not an agency apartment loan. Sending a budget is a request to talk, not a commitment to lend.

Investor rehab questions

Does Capital Market Funds lend its own money on an Arizona flip?
No. The firm arranges private and bridge debt through private lenders. It is not a hard-money lender and it is not a bank.
Can the buyer live in the Arizona property during the rehab?
No. This page is a business-purpose rehab of an investor-owned property. Occupancy by the borrower belongs on a different kind of credit, and not here.
Is the rental refinance at the end already approved?
No. A later loan on the finished rental is a new request. The rehab loan does not promise that takeout. Calculators only do arithmetic you type.
Does the OCC handbook set the rehab budget?
No. The March 2022 booklet describes how the OCC supervises commercial real estate risk at national banks. It is not a draw schedule and not a rate.
