Wikipedia places Chandler in Maricopa County's East Valley, about 22 miles southeast of downtown Phoenix by State Route 87, with a 2020 population of 275,987. It names Intel, Northrop Grumman, Wells Fargo, PayPal, and Boeing among corporations in the city, and it says growth was fueled by Microchip, Motorola, and Intel plants. Intel has two Chandler locations. Microchip is headquartered in Chandler. The city is divided into north, west, and south by Loop 202, the Santan Freeway, and Loop 101, the Price Freeway, which the article says was completed in 2001. The Price Road Corridor is the name used for that office and flex district. Dollar figures sometimes attached to the corridor in other writing are not repeated here.
Downtown Chandler is where the article places the city's main library. Chandler Municipal Airport is a two-runway general-aviation field. Stellar Airpark is privately owned and open to the public. This page says Stellar Airpark, not a brand the article does not use. The parent refinance note is Arizona refinance. The city hub is Chandler. Price Road as a corridor is Chandler Price Road. Office as a property type in the city is Chandler office.
Rate-and-term, cash-out, or more time
Three different requests get mixed in the same phone call. A rate-and-term refinance keeps the loan on the property and changes the terms the new lender will accept. A cash-out refinance sends proceeds to the sponsor, and the new lender underwrites that distribution separately. An extension keeps the current lender and moves the maturity, which is a different negotiation and is compared on extension versus refinance. This page does not assert that loans from any particular vintage are 'rolling now.' That calendar was not in the Chandler article.
A bank that already knows the sponsor is Chandler bank. A building that is not ready for a permanent lender is Chandler bridge, with the bridge capital coming from private investors. Phoenix industrial buildings, including a 2026 life-company refinance of two valley warehouses, are a different city and a different asset. They are written on Phoenix industrial refinance. Do not use those square footages as a Chandler comp.
What the Chandler file should contain
Send the note, the prepayment section, a current rent roll, and a trailing twelve. If the building is office or flex on Price Road, say whether the tenants are on short suites or a single long lease. If it is industrial near the municipal airport or Stellar Airpark, say who occupies the bays. A campus next door is context. It is not income unless the lease is in your collateral. Life company, conduit, and bank are all possible once the occupancy is real. None of them is quoted as a rate here.
Capital Market Funds arranges the new loan. The payoff lender is the existing lender or servicer. We are not that servicer by default. We are not a bank. Apartments of five or more units can be an agency conversation with an approved lender. Capital Market Funds is not a Fannie Mae DUS lender. One-to-four-unit residential refinance is not this page.
Chandler refinance sources after the note is read
| Source | When it fits |
|---|---|
| Bank | A Chandler bank refinance fits a leased building when the sponsor wants the depository to keep the loan. |
| Life Company | A life company can take a stabilized Chandler office or industrial building. The carrier sets the lock. No coupon is printed here. |
| CMBS | A conduit is the Chandler option when the proceeds or the tenancy will not sit with a bank or a life company. |
| Bridge & Private | Private bridge is the honest path when the Chandler building is not yet a permanent file and the maturity is close. |
