Chandler is the only city on this site with a published bridge. The card is Class A office, about 83,178 square feet, Price Road Corridor, $14,000,000, purpose bridge, 2019, prior firm. Capital Market Funds sources bridge from private investors. We did not fund that loan on today's balance sheet, and we do not treat the amount as a current quote.
The other Chandler card is a 2022 owner-user office with a coworking tenant, $15,600,000. It does not say bridge. It stays off this page so the two products are not blended into one Chandler office story. Stabilized Chandler industrial or multifamily that can clear permanent credit should not be forced into bridge because a bridge once closed nearby.
What that Price Road bridge does and does not prove
It proves an office bridge in Chandler was originated and is on the record. It does not prove a coupon, a leverage point, or a term for 2026. Office credit is selective. A leased building may be bank, life company, or CMBS instead. We will say which box is open.
Phoenix and Scottsdale do not have a published bridge. Their bridge pages exist so sponsors are not told this Chandler card is a Valley-wide bridge. Those pages point here for the dollar amount.
A new Chandler bridge file
Use bridge when occupancy, a renovation, or a contract date blocks permanent debt, and when you can name a takeout. Agency takeout is only for multifamily that will qualify. We are not a Fannie Mae DUS lender. Construction is not a product we shop by itself.
Send the Price Road or other Chandler address, the rent roll, and the business plan. The city page is Chandler. Office as a property type is Chandler office.
Chandler market context
- Intel Ocotillo
- Intel’s Ocotillo campus is in Chandler, a semiconductor manufacturing site the company describes as roughly 700 acres. Suppliers and nearby industrial are a Chandler employment story. They are not automatically a life-company or CMBS file, and they are not the published office loans. Intel Ocotillo campus
What a bridge file is, and what it is not
Layer 1
The business plan
Lease-up, a renovation, or a closing date. The plan has an end. Bridge is not a permanent loan with a shorter term written on it.
Layer 2
The takeout
Name the permanent source that is supposed to follow: agency, HUD, life company, bank, or CMBS. If none of those can ever fit, we say so.
Layer 3
Whose capital
Bridge and private credit are sourced from private investors. Capital Market Funds does not describe that as lending its own paper. It is not consumer hard money, and it is not a construction shop.
Chandler bridge and the takeout
| Source | When it fits |
|---|---|
| Arizona bridge | Statewide private bridge. This Chandler card is the published Arizona example. |
| Bank and credit union | Often the better path for stabilized Chandler office than another bridge. |
| Chandler office | Both published Chandler loans are office. Only one is bridge. |
| Life company | A takeout for Chandler commercial property when the rent roll is actually permanent. |
