Chandler bank commercial real estate loans

Chandler bank loans are portfolio debt we arrange for Chandler property. The two published Chandler closings are office, and neither card says bank.

Intel has operated in Chandler since 1980 and runs two campuses there: the Chandler campus and the Ocotillo campus, about 700 acres of manufacturing in southwest Chandler. The City of Chandler treats Intel as a leading employer. That fact matters for bank credit because suppliers, contractors, and professional firms occupy their own buildings along Price Road and near Chandler Municipal Airport. Those owner-user buildings are the usual bank file. Intel's fabs are not a loan we are showing.

The published Chandler cards are a 2019 Class A office bridge of $14,000,000 in the Price Road Corridor and a 2022 owner-user office of $15,600,000 with a coworking tenant. Neither card names a bank. The owner-user building is the occupancy a bank often likes, and the missing label means we still do not call it a bank closing.

Owner-user Chandler versus the Price Road bridge

A bank quote on a Chandler building the sponsor occupies is underwritten to the operating company as well as the rent. Recourse is usually on the table. The 2019 Price Road loan was a bridge on Class A office, which is transitional credit, not a portfolio hold to copy. Stabilized Chandler industrial or a leased professional building can be a bank, life company, or CMBS comparison. We will say which box is open.

We are not a Chandler bank and we do not take deposits. The city hub is Chandler. The corridor note is Price Road.

Chandler amounts that do not move onto a bank page

Both office dollars stay office dollars. Tempe's dental refinance is not Chandler. The Midwest bank acquisition of $21,700,000 is not Chandler. There is no Chandler bank volume on this site.

If the sponsor occupies the building and wants the SBA structure compared with a conventional bank first mortgage, that page is SBA 504. Conventional owner-user bank debt is owner-occupied bank loans.

Chandler bank questions

Is the Chandler owner-user office a bank loan?
The card does not say bank. It is a 2022 office origination of $15,600,000. We do not name a capital source the card does not name.
Does Intel's presence mean you finance semiconductor plants?
No. Intel explains why supplier and contractor buildings cluster in Chandler. Those smaller owner-user buildings are the bank conversation. We do not publish an Intel loan.
Who arranges a Chandler bank quote?
Craig Hoebing at Capital Market Funds in Scottsdale. (480) 495-8072. We are not the bank.
