Auto dealership real estate financing in Arizona

This page is the building a dealer occupies or leases in Arizona. The Arizona Department of Transportation licenses the dealer. Capital Market Funds arranges a mortgage on the real estate. It does not issue the dealer license and it does not floor-plan the inventory.

Arizona auto dealerships market context

The dealer license is tied to an address
ADOT requires a dealer license. Form 46-0408 asks for the lease or the ownership documents of the established business address, and it separates new and used dealer license types. Arizona Department of Transportation, dealer licensing and form 46-0408, opened for this page on October 30, 2026

The Arizona Department of Transportation's dealer licensing page, opened for this page on October 30, 2026, says Arizona requires vehicle dealers, manufacturers, and distributors to hold a valid license, and that the dealer licensing unit checks compliance with the Arizona Revised Statutes. The Motor Vehicle Dealer Application, form 46-0408, opened the same day, asks the applicant to submit a copy of the lease agreement or the ownership documents for the established business address, and it separates license types that include a new motor vehicle dealer and a used motor vehicle dealer. A lender on the real estate wants that license type and the document that ties the dealer to the address. A manufacturer facility standard is the manufacturer's letter. If you have it, send it. This page does not invent one.

An owner who operates the store at the address is an owner-user file. See Arizona owner-occupied. An investor who buys the building and leases it to the dealer is a different credit: the lease term and the dealer's duty to pay rent. That structure is discussed, without a price, on sale-leaseback financing. A service shop can be a reason to order a Phase I. What that assessment is, and why a lender asks for it, is Phase I environmental site assessments. This page does not inspect bays and does not claim every dealership has underground tanks. Statewide retail that is not a dealership is Arizona retail.

Inventory financing is not this mortgage

Floor-plan lines and vehicle inventory are the dealer's operating credit. The application asks whether the dealer will have a contractual relationship with a third-party lender. That question is not a real estate quote. We arrange a mortgage on the land and the building. We do not advance against cars. An SBA path, if the dealer occupies the building, is arranged with an SBA lender and, for 504, a CDC. SBA's 504 overview says the program cannot be used for speculation or investment in rental real estate. Capital Market Funds is not an SBA lender and not a CDC.

No tombstone names an Arizona dealership. Capital Market Funds is not a Fannie Mae DUS lender. The request is taken in Scottsdale under NMLS 1445066. Do not send a listing price. This page will not repeat one.

No Arizona dealership tombstone is published

A later dealership card will be added on that card's page.

Dealership questions that stay on the real estate

Do you floor-plan the cars at an Arizona dealership?

No. This page is the real estate. Inventory lines are the dealer's operating credit. ADOT's application separates that third-party relationship from the address documents.

Does a dealer license automatically follow a buyer of the building?

ADOT requires the dealer to hold a valid license, and the application ties the file to an established business address. Ask ADOT how a new operator is licensed. This page does not issue the license.

Should every Arizona dealership loan include a Phase I?

Ask when the building has a service shop. The Phase I page explains the report. This note does not claim every site has tanks, and it does not waive the report when the use suggests one.

Will you publish an Arizona dealership sale price?

No. No tombstone names one, and a listing price is not a loan quote.
