Wikipedia's Flagstaff article, using the 2020 census, puts the city population at 76,831 and the metropolitan population at 145,101, which is all of Coconino County. It places the city about 7,000 feet above sea level, south of the San Francisco Peaks, with Humphreys Peak at 12,637 feet about 10 miles north. It describes the city as surrounded by ponderosa pine and inside the Coconino National Forest, about 146 miles north of Phoenix. People travel through because of the Grand Canyon, Oak Creek Canyon, Arizona Snowbowl, Meteor Crater, and Route 66. The article also says visitors from farther south come for cooler summers and for the ski resort in winter. That is the two-calendar hotel story, and it is the article's, not a room-rate forecast.

The same article says Northern Arizona Normal School opened in 1899 and was renamed Northern Arizona University in 1966. It names a Nestlé Purina distribution hub, the Naval Observatory Flagstaff Station, and a U.S. Geological Survey presence. It says five industrial parks sit near Interstate 40 and Interstate 17, and it lists manufacturers that include W. L. Gore & Associates, Nestlé Purina, SenesTech, and Joy Cone. Interstate 17's northern terminus is in Flagstaff. Interstate 40 connects toward Los Angeles and Albuquerque. State Route 89A runs toward Sedona and Prescott, and Route 180 runs toward the Grand Canyon. A lender uses that map to ask who pays the rent: students, a manufacturer, a distributor, or visitors. The parent note is Northern Arizona. The neighboring city note is Prescott.

Gore's Flagstaff certificate, and what it does not say

W. L. Gore's own company history is headquartered in Newark, Delaware, and that history page does not by itself place a factory in Flagstaff. Flagstaff's Wikipedia article does name Gore among manufacturers near the two interstates. Gore's ISO 14001 certificate for its Arizona sites, current issue 5 May 2026 and expiring 4 May 2029, scopes design, development, and manufacture of implantable medical devices and delivery systems, and it lists Flagstaff addresses that include 1505 North Fourth Street and the Kiltie Lane campuses. That is a manufacturing fact a lender can ask about when the collateral is industrial or flex space nearby. It is not a headcount, not a revenue figure, and not a ranking. Statewide industrial collateral is Arizona industrial.

Arizona Snowbowl's Wikipedia article describes an alpine ski area on the San Francisco Peaks, 15 miles north of Flagstaff, with skiing since 1938, a base at 9,200 feet, a summit at 11,500 feet, and 2,300 feet of vertical drop. It operates under a U.S. Forest Service special-use permit. Snowmaking uses reclaimed water under a 20-year agreement with the City of Flagstaff that the article says was approved on August 8, 2014. Winter operations plus the summer visitors in the city article are why a hotel trailing-twelve can have two peaks. This page does not print a room rate or an economic-impact dollar. Hotel collateral in general is Arizona hospitality.

Which execution belongs on which Flagstaff asset

A bank portfolio loan is the usual first read for a leased industrial building or a small apartment property with income in place. An owner-user building may belong in an SBA 504 conversation, arranged with an SBA lender and a certified development company, not made by this office. Five-or-more-unit apartments that fit an agency program are arranged with an approved lender. How those apartments are read in Arizona, including the 2025 change in city tax on long-term residential rent, is Arizona multifamily underwriting. A life company is the conversation for income that is already steady. A property still leasing, or a hotel whose year is lumpy, may be bridge from a private lender until a permanent source will take it. Statewide versions are Arizona bank and Arizona refinance.

Wikipedia describes heavy snow in Flagstaff, including a historical note that a movie theater collapsed under snow. Snow load is therefore a question for the structural engineer and for the insurer, not a building-code number this page invents. New construction or substantial rehabilitation of apartments, if someone proposes it, is compared with acquisition of an existing building on HUD 221(d)(4) versus 223(f). Capital Market Funds is not a HUD MAP lender and is not a Fannie Mae DUS lender. Multifamily on this page means five or more units. Arizona multifamily is the property-type note.

Questions on Flagstaff commercial mortgages

Does Flagstaff's elevation change the commercial loan itself?

The loan is still a commercial mortgage. Elevation shows up as snow, as a ski season, and as a question for the engineer and the insurer. This page does not publish a snow-load figure.

Is a Northern Arizona University enrollment count a rent guaranty?

No. Wikipedia records that the university has been in the city, under an earlier name, since 1899. A lender still reads the leases. Student demand is context, not a promise that units stay full.

Can you place a Fannie Mae loan on a Flagstaff apartment if you are not a DUS lender?

Only by arranging it with an approved lender, and only for five or more units. Capital Market Funds is not a Fannie Mae DUS lender and does not make the loan.

Do you publish a Flagstaff hotel rate or a Snowbowl revenue figure?

No. The public facts used here are the ski area's location, elevations, permit, and the 2014 reclaimed-water agreement. Dollar impacts are left out on purpose.
