Commercial real estate loans in Prescott, Arizona

Prescott is the Yavapai County seat. Prescott Valley is the town a few miles east, covered on this same page because a separate Prescott Valley URL would invent a market this site does not publish.

Wikipedia's Prescott article gives a 2020 population of 45,827 and describes a Quad-City area: Prescott itself, Prescott Valley about 7 miles east, Chino Valley about 16 miles north, and Dewey-Humboldt about 13 miles east. Tourism on that page is tied to the city's history. Whiskey Row is the block of Montezuma Street between Gurley and Goodwin, west of the courthouse, and the Palace restaurant is on that row. State Routes 89, 89A, and 69 are the highways the article names. Ernest A. Love Field is about 7 miles north of the downtown courthouse. Those are location facts. They are not a statement that downtown retail 'always' underwrites.

The same article lists Embry-Riddle Aeronautical University's Prescott campus and the Northern Arizona VA Health Care System among local institutions. It also names Yavapai Regional Medical Center. This page does not repeat any employer ranking or any headcount from that list. A medical office building is underwritten from its leases, not from a hospital's place on a list. The property-type note is Arizona medical office. The parent region is Northern Arizona. Flagstaff, a different elevation and a different freeway junction, is Flagstaff.

Prescott Valley stays on this page

Wikipedia's Prescott Valley article describes a town in Yavapai County about 8 miles east of Prescott, with a 2020 population of 46,785, sitting roughly 5,100 feet up and about 85 miles north of Phoenix. Access is by State Routes 89, 89A, and 69 toward Interstate 17 and Interstate 40. The article says many retirees live there. An April 2022 list from the Prescott Valley Economic Development Foundation includes Yavapai Regional Medical Center's east campus. YavaLine transit was created in 2022. None of that is a reason to open a second city page. A building in Prescott Valley is sent with a Prescott Valley address and read here.

Sponsors who call about this Quad-City area usually have a small apartment property, a neighborhood retail building, a medical office, or a self-storage facility. That sentence describes the requests. It does not say those uses dominate the county. Apartments on this page mean five or more units. The small-balance path is Arizona small-balance multifamily. Storage as a property type is Arizona self-storage. How much cash a buyer must bring to an investment purchase, without a printed leverage rule, is commercial down payments in Arizona.

Bank, SBA, and what this office will not claim

A leased neighborhood building with a local sponsor is often a bank conversation. An owner who occupies the building may be an SBA 504 conversation, which SBA's own page says is not for investment in rental real estate. Capital Market Funds arranges the introduction to an SBA lender or a certified development company. It is not an SBA lender and it is not a CDC. The statewide pages are Arizona bank and Arizona SBA 504.

This page does not use a rodeo slogan, a gold-production estimate, or a 'top employer' label. It does not quote a rate. Retiree in-migration is context from the Prescott Valley article's description of who lives there. It is not a demand forecast and not a guaranty that a retail tenant's sales will hold. Craig Hoebing arranges the request from Scottsdale under NMLS 1445066 and Capital Market Funds, LLC - CBK-2007014 - Commercial Mortgage Banker.

Questions on Prescott and Prescott Valley loans

Why is there no separate Prescott Valley commercial loan page?

Prescott Valley is a few miles east of Prescott and is part of the same Quad-City conversation. A second URL would imply a market page this site has not published. Send the Prescott Valley address on this page.

Does Whiskey Row make a downtown Prescott building easier to finance?

No. Whiskey Row is a location fact: Montezuma Street between Gurley and Goodwin, west of the courthouse. The lender still reads the leases, the term, and the sponsor.

Can a Prescott rental house I will not live in be quoted here as a one-to-four-unit loan?

No. This page is commercial income property. Apartments mean five or more units. One-to-four-unit residential loans are not the product.

Is Embry-Riddle's campus a tenant credit for every nearby building?

No. The campus is in the city. A lender takes credit from the lease in the collateral, not from the fact that a university is nearby.

No Prescott tombstone is published

A future card would have to name the Yavapai address. Until one does, this page has no example loan to point at.
