Lake Havasu City market context

London Bridge, opened at the lake in 1971
Wikipedia says McCulloch purchased the bridge from the City of London in 1968 and that the Lake Havasu opening was October 10, 1971. The dollar figure is omitted. Wikipedia, London Bridge (Lake Havasu City), accessed for this page on October 28, 2026
State Route 95 between two interstates
The city article says the only surface access is State Route 95, meeting Interstate 40 to the north and Interstate 10 to the south. Wikipedia, Lake Havasu City, Arizona, accessed for this page on October 28, 2026

According to the Wikipedia article on Lake Havasu City, opened October 28, 2026, the city is in Mohave County on the east side of Lake Havasu, a reservoir on the Colorado River. The population was 57,144 in the 2020 census. The city was established on September 30, 1963, and incorporated in 1978. It is south of Kingman. The only surface access the article describes is by road on Arizona State Route 95, which meets Interstate 40 north of the city and Interstate 10 to the south. The city's site, lhcaz.gov, was opened the same day. The dates and the road description come from the encyclopedia article.

The Wikipedia article on London Bridge in Lake Havasu City says the bridge spanned the Thames when it was built in the 1830s. In 1968 Robert P. McCulloch purchased it from the City of London. The article says he had the exterior granite blocks from the original bridge. It gives the Lake Havasu opening as October 10, 1971. The city article gives an inauguration date of October 5, 1971. This page reports both dates and does not pick a winner. It also leaves out the dollar figure in the city article. A lender on a hotel, a shop, an RV or boat storage yard, or a self-storage facility asks whether collections depend on lake visitors. That is a cash-flow question. It is not a ranking of attractions.

Visitor income, insurance, and thin comps

Bring monthly income, not only a year-end total. A strong spring and a quiet late summer can still add up to a tidy trailing twelve. Say which months are rooms, which are storage, and which are a tenant's rent. Statewide lodging is Arizona hospitality. Storage as a property type is Arizona self-storage. An investor-owned RV park, which is not a subdivision of houses, is Arizona RV parks. Insurance questions, including what a lender asks after a shoreline or wind conversation, are Arizona insurance requirements.

Comparable sales are fewer than in Phoenix. An appraiser will say so in the report. This page will not invent a value. Flood and shoreline questions belong with the surveyor and the insurer. The parent county is Mohave County. The seat up the highway is Kingman.

What this lake page will not finance

A house, a condo used as a vacation rental, or any one-to-four-unit residential loan is outside this note. Apartments mean five or more units. Owner-user commercial space can be discussed. A boat loan that is not secured by income-producing real estate is not this desk.

Capital Market Funds is not a Fannie Mae DUS lender. The work is done from Scottsdale under NMLS 1445066. There is no Lake Havasu street address for the firm.
