What Arizona CRE lenders usually require for insurance

Property, liability, loss of rents, flood, and Arizona weather risks as lender conditions. Not an insurance quote. Capital Market Funds is not an insurance producer.

A commercial mortgage is a loan against a building that can burn, flood, or lose its tenants after a storm. The lender's insurance exhibit is the part of the commitment that tries to keep the collateral insurable for the whole term. It is negotiated less often than the interest rate and breached more quietly. Sponsors who treat it as a closing checklist item, rather than a term, discover the deductible or the carrier rating two days before funding.

The core coverages

Property insurance is expected at replacement cost, not a guess at market value, and often on a special-form or all-risk basis with named exclusions the lender will read. Ordinance or law coverage shows up when the building would have to be rebuilt to a newer code. Boiler and machinery, or equipment breakdown, shows up when the building depends on central plant. Large loans sometimes require terrorism coverage or a waiver the lender has already agreed to accept. None of those sentences is a recommendation to buy a particular policy.

Liability insurance is expected at a limit the lender states, often with the lender as an additional insured. Loss-of-rents or business-income coverage is how the lender gets paid if the building cannot operate after a covered loss. The period of indemnity — twelve months, eighteen months — is a negotiation that should match how long a rebuild would actually take. A deductible that is a percent of the building value can be larger than a sponsor's cash. Lenders cap deductibles for that reason.

The mortgagee clause, or the lender's loss payable endorsement, has to match the lender of record. On a CMBS loan that party may be a trustee. On a 504 project there are two lenders. A certificate that names the wrong entity is not a technicality. It is a reason a closer will hold the file.

Arizona risks lenders ask about

Maricopa and Pima properties live with monsoon wind and hail. A lender will look at the wind and hail deductible, not only the all-other-perils deductible. Roof age and roof type come up on industrial and retail for that reason. Wildfire exposure is a question in the higher desert and along the edges of developed areas, even when the building itself is in a city. The lender may ask for a defensible-space note or a higher deductible rather than a story about last year's season.

Flood is not optional when the property is in a Special Flood Hazard Area. Federal rules require flood insurance on loans secured by buildings in those zones, generally through the National Flood Insurance Program or a policy the lender accepts as comparable. A property just outside the mapped zone can still be a lender concern. The map, not a neighbor's memory of a wash, is the starting point. This page is not a flood determination.

Carriers are often required to carry an A.M. Best rating the lender names, commonly in the A range, and to be admitted in Arizona or to sit on a list of eligible surplus lines. A cheap policy from a carrier the lender will not accept is not a savings. It is a second procurement.

What an arranger will and will not do

Capital Market Funds will ask whether the insurance exhibit can be met before a capital source spends appraisal money. We will not place the coverage, compare premiums, or tell you that a policy is sufficient. That is the work of a licensed insurance producer and, where the clause is ambiguous, of counsel. We are not an insurance producer.

Different capital sources write different exhibits. Life companies and CMBS shops tend to be specific. Banks can be specific too, especially on flood and on the mortgagee clause. Bridge lenders sometimes accept a shorter form and then require a full placement at the permanent takeout. The lender-type comparison does not include insurance, because insurance is not a leverage metric. It is still part of closing.

Bring the current certificates, the deductible schedule, and any flood elevation certificate you already have. Do not wait for the closing binder to discover that rents coverage expires every thirty days.

Questions

Can Capital Market Funds quote property insurance?
No. The firm is not an insurance producer. Lenders set insurance conditions in the loan documents. A licensed producer places the policy.
Does every Arizona building need flood insurance?
No. Flood insurance is a requirement when the rules and the lender say so, commonly when a building in a Special Flood Hazard Area secures the loan. The flood map for the address is the starting point, not this page.
