Medical office building loans in Mesa

A Mesa medical-office loan is underwritten to the leases, not to a hospital's reputation. Banner Desert and Banner Baywood are both in Mesa, on different streets. Capital Market Funds arranges the real estate financing. It does not run either hospital.

Banner Health's page for Banner Desert Medical Center, opened for this page on October 30, 2026, places that hospital at 1400 S. Dobson Road, Mesa, AZ 85202, and describes it as an East Valley hospital with a women's health tower and a neighboring pediatric tower. A University of Arizona graduate-medical-education campus map for the same hospital, also opened that day, lists medical office buildings among the parking destinations on the campus. Those buildings are context for nearby physician suites. They are not your tenant unless the lease says so. Banner Health's separate page for Banner Baywood Medical Center places that hospital at 6644 E. Baywood Avenue, Mesa, AZ 85206, and says it opened in 1984 as a 342-bed hospital. Dobson Road and Baywood Avenue are different drives. Do not merge them into one rent roll.

A medical tenant is underwritten from the remaining term, the credit of whoever pays the rent, and how special the build-out is if that tenant leaves. A health-system lease and a single-physician suite are different credits. Say which one you have. This page is not Chandler medical office and not Tempe medical office. The city page is Mesa. Statewide medical buildings are Arizona medical office. Phoenix medical buildings are Phoenix medical office.

The lease term does the work the hospital name cannot

Send the rent roll, the estoppels if you have them, and a note on who restores the suite. Imaging and procedure rooms are expensive to remove. Do not describe them as ordinary office. An owner-user practice that occupies the building may ask an SBA lender and a CDC. See Arizona SBA 504 and Arizona owner-occupied. Capital Market Funds is neither institution. An investor who leases the shell to physicians is a commercial lease loan. How tenant-improvement and leasing dollars are reserved, separate from replacement reserves, is tenant improvements and leasing reserves.

No tombstone names a Mesa medical office building. A Tempe dental card, if the transactions list has one, stays in Tempe. Capital Market Funds is not a Fannie Mae DUS lender. Agency programs are the wrong label for a medical office.

Mesa market context

Two Banner hospitals, two Mesa addresses
Banner Desert is at 1400 S. Dobson Road. Banner Baywood is at 6644 E. Baywood Avenue. A campus map lists medical office buildings at Desert. Neither fact is a lease. Banner Health location pages, opened for this page on October 30, 2026

No Mesa medical office tombstone is published

A later Mesa medical card will be added on that card's page.

Mesa medical office questions that are not a hospital loan

Are Banner Desert and Banner Baywood the same Mesa campus?

No. Banner's own pages put Desert on Dobson Road and Baywood on Baywood Avenue. Name the address on the lease.

Does a Banner campus map make the hospital my medical-office tenant?

No. The map shows medical office buildings on the Desert campus. Your tenant is whoever signed your lease.

Is a Mesa medical office loan the same file as Chandler or Tempe?

No. Those cities have their own pages. A Mesa suite is read from Mesa leases, not from a neighboring city's rent roll.

Will you quote a Mesa medical cap rate or a hospital's revenue?

No. This page does not state a cap rate, a coupon, or a hospital's collections. Bring the lease.
