Financing an Arizona hotel property improvement plan

A property improvement plan is the renovation list a hotel franchisor requires, often when the hotel is sold or refinanced. Capital Market Funds arranges financing for that work on investor-owned hotels. It does not endorse a brand and it is not affiliated with one.

Investor-owned hotels are commercial real estate. A vacation house is not. When a flag requires a property improvement plan, the work is a condition of keeping that flag, usually at a sale or a refinance. The American Hotel & Lodging Association represents hotel owners, brand companies, management companies, and independents. It champions lodging. It does not assign your PIP, and Capital Market Funds is not a hotel brand and not an AHLA affiliate held out as one. We will not name a flag as if we represented it.

The renovation has to be paid for while some rooms may be offline. That is a different cash-flow story from a stable year. A bridge loan can fund the gap if a private or institutional lender will hold a short note and a takeout is identifiable. Bridge money is sourced from those capital partners. It is not Capital Market Funds lending its own paper. See Arizona bridge loans. A bank may finance the renovation on a standing hotel if the bank wants the asset. That is the bank's loan. The work is a renovation of a hotel that already exists. This office does not fund draws.

An owner-user hotel business, if it is eligible, may compare SBA. SBA's 7(a) page lists improving real estate and buildings among the uses, and it says the borrower applies with a lender rather than with SBA. That path is Arizona SBA 7(a). SBA's 504 page includes renovation of existing buildings for an eligible fixed-asset project, made by a CDC with a senior lender, and it excludes investment in rental real estate. See Arizona SBA 504. A passive investor who only collects rent is not describing an owner-user SBA project. Replacing the current note without a renovation is Arizona refinance. Pulling cash out beyond the payoff is Arizona cash-out. Those are different requests.

A PIP reserve is not the same as a larger loan

Lenders and franchisors often want cash set aside so the required work actually gets finished. That reserve can sit in the loan, in a holdback, or in an escrow the franchisor controls. The amount is their number. This page does not print a reserve per room or a cost per key. Bring the franchisor's PIP exhibit, the bids you trust, and the rooms you must take out of service. A verbal 'the brand will be flexible' is not the exhibit.

Read who must sign off when a wing is done, and what happens to the flag if the deadline is missed. Those terms change whether a short bridge is enough or whether the permanent lender has to be in the file before work starts. We arrange the capital. We do not negotiate the franchise agreement, and we do not give legal advice about it.

What this page will not claim

It will not claim that any brand prefers this office. It will not quote an interest rate, a loan-to-cost, or a renovation budget. It will not treat another firm's hotel headline as a Capital Market Funds closing. No hotel PIP tombstone is published here.

Capital Market Funds is not a Fannie Mae DUS lender. Hotel collateral is not an agency apartment loan. Craig Hoebing arranges the file from Scottsdale under Arizona license CMB-1047342 and NMLS 1445066. Sending a PIP exhibit is a request to talk. It does not commit a lender.

Order of work on a hotel PIP file

  1. Step 1

    Read the franchisor's exhibit

The PIP list, the deadline, and which rooms go offline. A brand name alone is not the scope.

  2. Step 2

Match the money to the disruption

Bridge if cash flow dips during the work. A bank or an SBA lender if that party will fund an eligible project on a standing hotel.

  3. Step 3

    Separate reserves from proceeds

Cash held back to finish the list is not the same as a larger loan for a different purpose.

  4. Step 4

    Wait for a written commitment

A discussion of terms is not a promise that the renovation will be funded.

PIP questions that are not a brand pitch

Does arranging a hotel PIP loan mean you endorse the brand?
No. The property improvement plan belongs to the franchisor. Capital Market Funds is not affiliated with a hotel brand and does not endorse one. The loan is about the renovation and the cash flow.
Can SBA 7(a) pay for improvements a franchisor requires?
SBA's 7(a) page lists improving real estate and buildings as a use, and says you apply with a lender. An SBA lender would have to make that loan to an eligible business. This firm is not that lender.
Is a PIP reserve the same thing as borrowing more?
No. A reserve is cash set aside so the required work gets finished. A larger loan for a different purpose is a different request. The amount of any reserve is the lender's or the franchisor's number, not one printed here.
Is a conversation about PIP financing a commitment to fund the work?
No. A term sheet, if a lender issues one, is not a written commitment. Work should not be treated as funded until that commitment exists.

No hotel PIP closing is published

No tombstone on this site is a hotel renovation or a property improvement plan. Nothing is borrowed from another firm's announcement.
