Arizona land loans for investment parcels

An Arizona land loan on this page buys or bridges investment land, including a hold through entitlement. It is not a loan on a residential lot for a house, and it is not a construction loan that becomes a permanent mortgage.

Arizona investment land market context

OCC groups A&D with income property
The OCC March 2022 booklet says commercial real estate lending includes acquisition, development, and construction financing and income-producing real estate. This page is only investment-land acquisition or entitlement bridge, not a construction-to-permanent loan. OCC Comptroller's Handbook, Commercial Real Estate Lending
BLM is public land
The Bureau of Land Management site is the public record entrance for federal land. A private investment parcel beside public land is still a private-land file. This office does not lend on federal land. Bureau of Land Management
Title 6
Arizona Title 6 is the banking and financial institutions code. It is not a zoning map and not an assured-water certificate. Arizona Legislature, Title 6

Land that produces no rent is a different credit from a building that does. Lenders look at what the parcel is allowed to become, how it is served, and how the loan will be repaid if the plan slips. This page arranges acquisition debt or a bridge through that entitlement period. It stops before vertical construction. The OCC's March 2022 booklet says commercial real estate lending, for the banks it supervises, includes acquisition, development, and construction financing and the financing of income-producing real estate. That sentence is why sponsors blur land, construction, and a finished building into one loan. We do not. A construction facility that is meant to convert into a permanent mortgage is not this page.

The parcel is investment or commercial land. A lot for a house someone will live in is not this file. The Bureau of Land Management's website is the public entrance to federal land information. A private parcel next to public land is still private land. We do not arrange a loan on federal land, and we do not read a BLM map as a title policy. Arizona's Title 6 is the state's banking and financial code. It is context for licensing, not a zoning approval.

Water and assured supply show up as an underwriting question on Arizona land. The informational note is Arizona water supply and commercial lending. It is not a certificate and not legal advice. How the land is bought, as a purchase rather than a construction draw, is acquisition financing. Short capital while a plan is unfinished is Arizona bridge. A permanent loan is for a building that exists and is leased, on Arizona permanent. A bank hold, if a bank will even consider raw land, is Arizona bank, and we are not the bank.

Entitlement is a timeline, not a building

Entitlement means the zoning, the plat, the access, and the utilities are still questions. A bridge across that work has an end date tied to a decision by a city or county, not to a certificate of occupancy. If the decision is denied or delayed, the exit has to be something other than a building that was never started. Say what that exit is: a sale of the land, a new loan, or cash. Do not describe a future apartment community as if it already has a rent roll.

Horizontal rental communities are a different page once the plan is a rental project rather than the land under it. Phoenix build-to-rent is that market note. It is not a permit for a parcel, and this land page does not become a construction loan by linking to it. The Mortgage Bankers Association's site is industry context. It does not price Arizona dirt.

What we will not arrange on this URL

We will not arrange a consumer lot loan. We will not arrange acquisition, development, and construction debt that converts to a permanent mortgage. We will not quote a price per acre or a loan-to-value for land. We will not tell you that water is solved. Craig Hoebing arranges the land request from Scottsdale under CMB-1047342 and NMLS 1445066. Capital Market Funds is not a Fannie Mae DUS lender. Land is not an agency apartment.

Investment land scope questions

Will you arrange a construction loan on Arizona land that converts to a permanent mortgage?
No. This page is acquisition or entitlement bridge for investment land. A construction facility that becomes a permanent loan is a different product and is not offered here.
Can I use this page to finance a lot for a house I will live in?
No. Homesite and consumer lot loans are outside this page. The parcel has to be investment or commercial land.
Does the BLM website mean you finance federal land?
No. BLM is the public-land context. A private parcel next to public land is still private. We do not arrange a loan on federal land.
Will you decide whether my parcel has an assured water supply?
No. Water is an underwriting question. The water note is background. Counsel, the provider, and the agencies decide the parcel. This is not legal advice.
