Refinancing a Denver and Phoenix commercial portfolio

Denver and Phoenix both draw sponsors who own apartments and industrial in more than one growing market. A joint refinance still starts with the Arizona collateral and with a lender who can document the Denver asset.

A refinance starts with the note already on the property

  1. Step 1

    Read the existing note

Prepay, lockout, yield maintenance, or defeasance decides whether a refinance is even available this quarter. A coupon on a website does not.

  2. Step 2

    Separate rate-and-term from cash-out

Rate-and-term stays on the refinance page. Cash-out has its own underwriting because proceeds leave the property. We do not blur them.

  3. Step 3

Match the source to today's occupancy

Life company, bank, CMBS, agency, or HUD only if the asset is already a permanent file. If it is not, the honest answer is bridge with a takeout.

A sponsor who already operates in both metros will ask whether one credit can cover a Phoenix apartment and a Denver apartment, or a Phoenix warehouse and a Front Range industrial building. The answer is not automatic. Each rent roll is underwritten. The weak asset does not disappear because the other city is strong. Cross-collateral and a blanket mortgage are different documents, and the release price if you sell the Denver building later is the clause to negotiate before anyone treats a term sheet as final. Mechanics for an all-Arizona pool are on Arizona portfolio refinance. The gate for any second state is multi-state portfolio.

We arrange the Arizona half from Scottsdale. We do not claim a Colorado license or a Denver address. If the executing lender will not take the Denver deed, the honest structure is two loans, and the Phoenix loan is still Phoenix refinance or the asset page that matches the building. Industrial buyers who are purchasing rather than refinancing a pool can start at Denver investors, Phoenix industrial.

Read both notes before you ask for one

Prepay, yield maintenance, or defeasance on the Phoenix note and on the Denver note can make a combined refinance expensive even when the new credit is cleaner. List both payoff quotes. We will not estimate a Colorado prepay from an Arizona form, and the prepayment estimator is only as good as the figures you type.

Apartments that qualify can be discussed with the agency lender who can execute in both markets. We are not a Fannie Mae DUS lender. A warehouse cannot ride on that agency note.

What this page will not call a closing

No tombstone names Denver. Phoenix cards stay single-asset Phoenix loans. Combining them in a sentence does not create a blanket deal.

Tax residency in Colorado is not a mortgage question we answer.

Denver-Phoenix pool closings

No card is a Denver and Phoenix portfolio loan. Single-city tombstones are not merged.

Denver and Phoenix portfolio questions

Will you refinance my Denver building from a Colorado branch?
No. There is no Colorado branch. Denver collateral is included only when the lender who funds the loan can take it. The office is in Scottsdale.
Do Phoenix and Denver apartments automatically fit one agency loan?
No. The agency lender has to accept both assets under the program. We are not a DUS lender, and a warehouse does not join an apartment note.
Should I pay off both notes without reading the prepay?
No. Each existing note can have its own prepay. A combined refinance that ignores those costs is incomplete.
