Loop 303, the Estrella Freeway, is the north-south industrial belt from I-10 in Goodyear toward the north Phoenix semiconductor interchanges. That is the construction core Denver industrial buyers ask about when they say West Valley, as opposed to a small-bay building in the southeast. The corridor page, without the buyer geography, is Loop 303 industrial. City of Phoenix warehouses are Phoenix industrial. Shells that are not yet leased are Phoenix industrial construction.
We arrange bank, life company, CMBS, or bridge on the Arizona asset. We do not claim a Colorado mortgage license, a Denver office, or a local presence on the Front Range. If the equity is an exchange out of Colorado, the intermediary and the CPA own the tax opinion. We need the closing date, not a tax memo. The Arizona timing page is Arizona 1031. Holders start at owners or sponsors.
A Denver logistics owner still has an Arizona rent roll
Send the Goodyear, Glendale, or Phoenix address, the clear height, and the lease or the vacancy. Colorado taxes and a Colorado basis do not underwrite the truck court. A credit tenant can be life company or CMBS. A dark spec box is bridge or a construction facility, with a takeout named. Fannie Mae does not finance the warehouse.
Orange County buyers looking at small-bay flex are a different page already on this site. If your Phoenix purchase is multi-tenant bays rather than a Loop 303 box, leave this note.
No Denver buyer is on a tombstone
The Phoenix industrial card is a life-company cash-out. It does not name a Denver principal. We will not add one.
The only street address we publish is in Scottsdale, Arizona.
