Scottsdale 1031 exchange financing

We arrange financing for the Scottsdale property that replaces what was sold. We do not run the exchange, and we do not call Pima Center a 1031.

A Scottsdale replacement property still has to clear a lender. Life company, bank, and CMBS are the commercial paths. Apartments that fit can be Fannie Mae, Freddie Mac, or HUD. Capital Market Funds is not a Fannie Mae DUS lender. The exchange deadline is a scheduling fact. It is not a credit policy.

The Block at Pima Center is the published Scottsdale purchase: Class A+ retail, 37,958 NRSF, $14,500,000, 2022, ground lease, prior firm. The card does not say 1031. We will not add that label. What the card does show is leasehold collateral. Anyone exchanging into a Scottsdale ground lease needs the loan underwritten to the lease, not to fee-simple land.

What this page will not do

We do not give tax advice, identify replacement property, or hold exchange funds. That work belongs with the qualified intermediary and the sponsor's tax counsel. Our work is the mortgage.

Airpark flex is a refinance of buildings already owned. It is not a replacement-property acquisition. A refinance of relinquished property is not this page.

Timing inside Scottsdale

If the identification window can support third-party reports and a life-company or bank process, permanent debt is the cleaner hold. If the exchange must close first, bridge can purchase the Scottsdale asset and the takeout is a second origination. We will say which one is real before the deadline is used as pressure.

City of Phoenix replacements are a different address and a different page: Phoenix 1031. Statewide context is Arizona 1031.

Scottsdale market context

Airpark and the airport
Scottsdale Airport anchors the Airpark employment district. Flex and industrial around that airport are a different file from Old Town retail or a north Scottsdale apartment. The published Airpark flex loan stays a Scottsdale industrial fact, not a template for every north Scottsdale asset. City of Scottsdale Airport

1031 financing is a calendar plus a loan

  1. Step 1

We are not the tax advisor

Identification and exchange deadlines belong to the qualified intermediary and the tax counsel. We do not give tax advice on this page.

  2. Step 2

Debt replaced is part of the exchange

The loan amount has to be discussed with the exchange, because debt relief can be taxable. That is a flag to raise with tax counsel, not a calculation we publish.

  3. Step 3

The property still has to fit a box

An exchange deadline does not make a weak rent roll into agency or life-company credit. If the date is the constraint, bridge with a takeout is the conversation.

Scottsdale 1031 questions

Was Pima Center a 1031?
The card does not say that. It says acquisition on a ground lease. We do not call it an exchange.
Do you advise on 1031 tax treatment?
No. We originate the loan on the replacement property.
Can you finance a ground-lease replacement in Scottsdale?
Only as a leasehold. The Pima Center card is the reason we will not assume fee ownership.

Published Scottsdale 1031 closings

No card is labeled a 1031. Pima Center is a ground-lease acquisition and is not relabeled as an exchange. Airpark is a refinance.
