Scottsdale permanent commercial loan

The published Scottsdale permanent loan is a life-company refinance of Airpark flex buildings. The retail acquisition is a different page.

Permanent debt is the stabilized story

  • Occupancy that a permanent lender will take

If the building is still leasing up, do not start in a permanent box and hope. Start in bridge or wait.

  • Source follows the asset

Apartments that qualify can be agency, HUD, or life company. Commercial cash flow is life company, bank, or CMBS. We do not publish a rate.

  • The lock is a feature, not a webpage

Life-company locks are typically at application. A coupon printed here would be fiction. The rates page is market context only.

Scottsdale market context

Airpark and the airport
Scottsdale Airport anchors the Airpark employment district. Flex and industrial around that airport are a different file from Old Town retail or a north Scottsdale apartment. The published Airpark flex loan stays a Scottsdale industrial fact, not a template for every north Scottsdale asset. City of Scottsdale Airport

Permanent Scottsdale debt is originated from the office that is already here: 7373 E Doubletree Ranch Rd #255. Life company is the source on the one permanent refinance we can show. Bank, CMBS, and, for apartments, agency or HUD are shopped when the asset is something else. We do not publish a Scottsdale coupon.

That origination is three flex industrial buildings in Scottsdale Airpark, $6,850,000, permanent refinance, life company, 2019, prior firm. The Block at Pima Center, $14,500,000, is an acquisition on a ground lease. It may have been long-term debt, but the card does not call it a permanent refinance, and it is not stacked here.

Airpark flex is not every Scottsdale permanent loan

Airpark flex has a higher office finish than a bulk warehouse, and the published loan treated it as industrial. A Kierland or downtown Scottsdale office building is a different rent roll and is not this card. Office without a Scottsdale tombstone is discussed on the Scottsdale office page.

A permanent takeout after bridge is a new loan. The Airpark card was already permanent. We will not describe 2019 as a bridge exit.

Apartments and the permanent box

No Scottsdale multifamily dollar is published. Stabilized Scottsdale apartments can still be Fannie Mae, Freddie Mac, HUD, or life company. Capital Market Funds is not a Fannie Mae DUS lender. The Airpark loan is not an agency loan.

Rate-and-term detail for the Airpark card also sits on Scottsdale refinance. This page is the permanent question: term, hold, and whether the asset is actually a permanent file.
