Tempe commercial cash-out refinance

The published Tempe cash-out is a dental and medical building for $745,000. It is not a template for Phoenix proceeds and not a hospital loan.

Tempe market context

Arizona State University, Tempe campus
Arizona State University’s main campus is in Tempe. Student-oriented housing is not a separate product line on this desk. A Tempe apartment is underwritten to its rent roll, not to the university’s enrollment. Arizona State University

Cash-out in Tempe means the next loan pays off the existing note and funds proceeds above that payoff. The only Tempe card is exactly that purpose: single-tenant dental and medical office, $745,000, 2022, prior firm. The tenant and the remaining lease are why a small medical building could be financed. They are also why the next file has to bring its own lease.

Phoenix has two larger cash-outs, Harvard Court at $1,350,000 and industrial at $5,000,000. Those properties are not in Tempe. Putting them here would make this page look like a proceeds advertisement. They stay on Phoenix cash-out.

Cash-out is a proceeds question, not a synonym for refinance

  1. Step 1

Name what the cash is for

A cash-out refinance distributes proceeds. The source will ask. We do not publish a proceeds table.

  2. Step 2

Stay inside the cities that have a card

Published cash-out examples stay on the city the tombstone names. They are not reassigned to a city that has no card.

  3. Step 3

    Occupancy still gates the source

A permanent cash-out needs income in place. A transitional property is not written up as cash-out permanent debt.

Medical office is not HUD 232

A dental suite is not seniors housing. HUD 232 is residential care and is the wrong program for this building. The permanent paths for a Tempe medical cash-out are life company, bank, or CMBS when the lease supports them. The published card does not name which of those sources closed it, so we do not guess.

Owner-occupied and leased are different credits. Say whether the sponsor is the tenant. The Tempe medical office page is the property-type reading. This page is the cash-out use.

Proceeds the cards state

We do not publish a Tempe cash-out leverage. The $745,000 figure is the loan amount on that card, not a cap and not a quote. Appraisal, lease term, and the source's box decide the next proceed.

If the Tempe asset is an apartment and the cash-out is the point, it can be agency only when the program allows cash-out. We are not a DUS lender, and we do not have a Tempe multifamily cash-out to show.
