Tucson cash-out refinance for investor-owned commercial property

A Tucson cash-out refinance pays off the current loan and sends additional proceeds to the owner. How large that check can be depends on appraised value, seasoning, and whether the income covers the new payment. This page does not give tax advice on the proceeds.

Tucson market context

Bank collateral guidance is not a proceeds table
The OCC handbook describes commercial real estate lending risk, including how collateral is considered. It does not set a Tucson cash-out amount. OCC Comptroller's Handbook, Commercial Real Estate Lending
Assessor records versus a cash-out appraisal
Pima County Assessor records can show a county value. A cash-out lender relies on the appraisal it orders and on the income, not on that record alone. Pima County Assessor
Metro map, not a seasoning rule
The Tucson metropolitan area article on Wikipedia places Oro Valley, Marana, and Sahuarita with the metro. Seasoning is still the lender's rule for the parcel you own. Wikipedia, Tucson metropolitan area

Cash-out is not a synonym for refinance. The sponsor wants money out. The lender wants the remaining income to cover a larger loan, and it wants a value it can defend. The OCC's Commercial Real Estate Lending handbook is how bank examiners talk about collateral and proceeds. The Federal Reserve's SR 15-5 letter is the interagency reminder that commercial real estate risk has to be managed with real underwriting. Neither document is a Tucson proceeds table. We will not publish one.

The Pima County Assessor's valuation is a public record sponsors sometimes treat as equity. Lenders do not have to. Appraised value and cost basis are also different. Cost basis is what you have invested, in the way your accountant tracks it. Appraised value is what the appraisal says the property is worth today. A cash-out quote follows the appraisal and the income, not the basis, except where a lender's own seasoning rule looks at how long you have owned the property and what you paid. We do not state a seasoning period, because the lender writes that rule.

The statewide page is Arizona cash-out. A long-term Tucson loan, when the property is stable, is Tucson permanent. The city hub is Tucson. The same sizing idea, without a city, is how much you can borrow. A Phoenix comparison that is still a different market is Phoenix cash-out. Divide income you type by a payment you type in the DSCR calculator.

Cash-out is a proceeds question, not a synonym for refinance

  1. Step 1

Name what the cash is for

A cash-out refinance distributes proceeds. The source will ask. We do not publish a proceeds table.

  2. Step 2

Stay inside the cities that have a card

Published cash-out examples stay on the city the tombstone names. They are not reassigned to a city that has no card.

  3. Step 3

    Occupancy still gates the source

A permanent cash-out needs income in place. A transitional property is not written up as cash-out permanent debt.

Why coverage can shrink the Tucson check

A high appraisal does not force a high loan if the rent will not cover the new payment. Lenders test debt service coverage and, on some loans, debt yield. If the test fails, the proceeds come down until the test passes, or the lender declines. That is a math limit, not a tax rule. Tell the lender whether any of the cash is meant for repairs that will change the income later. Future income is a plan. Label it as a plan.

Uses of proceeds, stated generally, include capital projects at the property and equity for a separate purchase. We do not advise whether those uses are deductible, taxable, or wise. A tax advisor does that. This office arranges debt. It does not prepare a return.

Seasoning and the file from Scottsdale

Some lenders want the property owned for a period before they will cash out above what you paid. Some will use the new appraisal immediately. Ask which rule the quote uses before you compare two sheets. Wikipedia's Tucson metropolitan area article is only the map of Pima County and nearby submarkets. It does not contain a seasoning rule.

Craig Hoebing arranges the request from the Scottsdale office. There is no Tucson storefront. Capital Market Funds is not a Fannie Mae DUS lender. If the cash-out is on apartments and an agency lender is the right holder, that lender executes the program.

What usually eats a Tucson cash-out before you see a check

  1. Layer 1

    Payoff

The existing balance, plus the prepay the current lender calculates. That letter is not this website.

  2. Layer 2

    Reserves and costs

Taxes, insurance escrows, and closing costs can be held back. They are not spending money.

  3. Layer 3

    Coverage cap

If income will not carry the larger loan, the check shrinks. The DSCR calculator shows the arithmetic you type.

Questions on Tucson cash-out sizing

Does a Tucson cash-out page tell me the tax on the proceeds?

No. Tax treatment of cash-out proceeds is for your tax advisor. This page arranges a loan and does not prepare a return.

Will appraised value alone set my Tucson cash-out check?

No. Income tests can limit proceeds even when the appraisal is high. Payoff, reserves, and costs come out before any check.

Is cost basis the value a Tucson lender must use?

No. Cost basis is an accounting idea. The lender uses its appraisal and its seasoning rule. We do not publish that rule as if it were ours.

Is Tucson cash-out the same product as a Phoenix cash-out?

The idea is similar and the market is not. Collateral, rent rolls, and the lender's box follow the address. Use the Phoenix page for a Phoenix property.

No Tucson cash-out check is published

Equity pulled from a property is not a tombstone on this page. We do not print a proceeds example or a tax result.
