People ask for the minimum credit score as if a commercial loan were a consumer card. It is not. On an investor or commercial file, a personal score and a business credit history are inputs next to the property. The OCC's March 2022 Commercial Real Estate Lending booklet, written for supervision of national banks and federal savings associations, treats the sponsor and the guarantor as part of the risk in income-producing real estate, not as a single number that ends the review. The Mortgage Bankers Association's research section describes commercial mortgage markets, not a passing score. The Consumer Financial Protection Bureau's site is consumer credit literacy. This note stays on business-purpose property. It does not pull a consumer cutoff onto a commercial loan, and it is not legal advice.
A high score does not lease a vacant building. A lower score does not, by itself, end a file a lender still wants because the rent roll is strong and the experience is real. Anyone who publishes a minimum and calls it universal is guessing. We will not guess. Capital Market Funds is not a Fannie Mae DUS lender.
What usually sits beside the score
Income is the coverage test: net operating income divided by the payment. What is a good DSCR explains it without a required ratio. The DSCR calculator uses figures you type. Leverage compares the loan with value. Experience is whether the sponsor has owned or managed this kind of property. Liquidity is whether there is cash for reserves, a down payment, or a few months of debt service. A clean score with none of those can still be a decline. A file with all of them can still be a decline. The lender decides.
Recourse is the related question. If a person guarantees the loan, that person's credit is in the file because the guaranty is real. If the loan is non-recourse, the lender may still look at the sponsor and still keep carve-outs. The Arizona explanation, which is not legal advice, is recourse and non-recourse. How those points show up on a sheet is how to read a term sheet.
Investor rentals and commercial buildings are still not consumer loans
A one-to-four-unit rental the borrower does not occupy can involve a personal credit pull because a lender asks for one. That pull does not turn the page into a loan to buy a home to live in. Arizona investor property is Arizona investment property. The glossary keeps the short definitions. We will not tell you to open or close accounts to move a score. That is credit counseling we do not provide.

Questions
- What credit score does Capital Market Funds require for a commercial loan?
- None. The firm is not the lender and does not publish a minimum. Each capital source weighs credit next to income, leverage, and experience, and the weights differ.
- Does a high personal score approve a vacant commercial building?
- No. The property still has to make sense to the lender. A score does not replace income, a plan, or experience.
- If the loan is non-recourse, is personal credit ignored?
- Do not assume that. Lenders can still review the sponsor, and non-recourse loans still have carve-outs. The recourse note explains the idea and is not legal advice.
- Is this the same as a consumer credit-card approval?
- No. The CFPB's site covers consumer finance. This note is about business-purpose commercial and investor real estate. It does not promise an approval at any score.
