What the ratio leaves out
Lenders rarely use the sponsor's NOI without a vacancy, management, tax, or insurance adjustment. A trailing statement and a rent roll are the file. This page divides the income you type. It does not underwrite the property.
Coverage uses the recurring payment. An interest-only payment is smaller than an amortizing payment at the same rate, so the DSCR is higher, and the loan is still due in full at maturity. The amortization calculator shows that balloon. Loan sizing from DSCR, LTV, and debt yield together is on the commercial loan rates and calculator.
No number on this page is a minimum Capital Market Funds will accept. There is no such minimum, because Capital Market Funds is not the lender. A national explanation of how sponsors talk about a "good" DSCR is what is a good DSCR. Arizona apartments of five or more units and other commercial property are Arizona commercial DSCR loans. Treat any target you type as your own test. The glossary defines DSCR, NOI, and debt yield, and the Arizona overview is Arizona commercial mortgage. Five-or-more-unit property is discussed with multifamily.
Questions
- What property is this DSCR calculator for?
- Income-producing commercial property, and multifamily of five or more units. A one-to-four unit property is investor non-owner-occupied residential only, and this page does not size a consumer home loan.
- Does Capital Market Funds publish a minimum DSCR or debt yield?
- No. Any DSCR or debt yield on this page is a number you type. It is your test, not a lender minimum and not a Capital Market Funds requirement. Capital Market Funds arranges financing and is not a lender.
- How is debt yield different from DSCR?
- Debt yield is net operating income divided by the loan amount. It ignores the interest rate and the amortization. DSCR divides that same income by the annual loan payment, so the rate you type changes it.
