Tolleson sits at I-10 and Loop 101, and the buildings around 91st to 99th Avenue are built for bulk distribution: cross-dock, trailer parking, and credit or multi-tenant logistics users. Broker offering materials for Tolleson product regularly list neighbors such as Amazon, Costco, Home Depot, and Kroger. Goodyear's logistics parks south of I-10, including sites marketed next to Amazon, REI, UPS, and Chewy, are the west end of the same belt. Avondale, between them, is more often smaller flex and retail. Buckeye is farther west and is not a land loan.
That is a different submarket from Loop 303. Loop 303 runs north-south and now includes the TSMC supplier story in north Phoenix. Southwest Valley is the east-west I-10 big-box market. We do not quote a vacancy rate or a rent for either. Stabilized product here is life company or bank. CMBS is the stretch. Bridge is a lease-up or a closing date. Fannie Mae is not how a warehouse is financed. We are not a DUS lender.
Why the Phoenix industrial card does not travel
The published Phoenix industrial loan is a dual-tenant building of about 90,000 square feet, $5,000,000, life company, permanent cash-out, 2019. The card says Phoenix. It does not say Tolleson, Goodyear, or Southwest Valley. A 90,000-square-foot infill building is also a poor stand-in for a cross-dock of several hundred thousand square feet. The dollar stays on the Phoenix industrial page.
The Airpark flex refinance is Scottsdale, three smaller buildings, also life company. Flex in the Airpark is not a Tolleson cross-dock. Using it here would be the same mistake in the other direction.
Which city page to open first
If the address is in Tolleson, start there. Goodyear, Avondale, and Buckeye have their own city pages. This corridor page is the rent-roll conversation they share: truck courts, clear height, and remaining lease term. It does not replace the city.
Bank quotes for a smaller owner-user bay in the belt are arranged, not funded by us. Capital Market Funds is not a bank. The portfolio page is Arizona bank. Statewide industrial is Arizona industrial.
Goodyear boxes, southwest Phoenix, and Estrella Village
Goodyear industrial on this page means the warehouses, not the medical buildings on Palm Valley Parkway. Southwest Phoenix and Estrella Village are the City of Phoenix names for the southwest grid that holds a large share of this I-10 industrial. Sponsors use the names interchangeably with “Southwest Valley.” The loan still follows the city on the address.
Southwest North of Buckeye Road is a broker label for the industrial belt on the north side of that road, through the west valley. It is the same kind of building already described here: distribution and manufacturing, not a retail pad.
Phoenix-Goodyear Airport
Phoenix-Goodyear Airport is an aviation field with industrial buildings around it. A hangar or a warehouse on that field is collateral. A flight lesson is not. Do not send an airline schedule and call it a rent roll.
Southwest Valley industrial: where the address sits
- The I-10 belt past the city line
- Tolleson’s city limits do not contain every warehouse sponsors mean by Southwest Valley. Avondale and Goodyear buildings on the same I-10 belt stay on their own city pages when the address says so. Loop 303, which leaves I-10 and runs north, is a different industrial page. City of Tolleson
Capital for Southwest Valley warehouses
| Source | When it fits |
|---|---|
| Life company | A leased Southwest Valley warehouse the insurer will hold. |
| Bank | A smaller building or an owner-user bay in the same belt. |
| CMBS | Proceeds or a structure life company and bank will not write. |
| Tolleson | The warehouse city at the center of the belt. |
