Long-term life company mortgages for stabilized Tucson property

A Tucson life-company loan is long-term fixed-rate debt on a stabilized industrial, net-lease, or apartment property, made by an insurance company. Capital Market Funds arranges it. The page does not quote a rate or promise leverage.

City overview
Wikipedia's Tucson article is the public city description. A life-company loan follows the lease, not the city slogan. Wikipedia, Tucson, Arizona

People searching for a long-term commercial mortgage in Tucson are often describing a life-company loan without using the name: a fixed rate, a long amortization, and a lender that can hold past a bank's typical maturity. The American Council of Life Insurers is the trade group for those insurance companies. Life companies invest in commercial mortgages as one of their portfolios. ACLI's site is that industry context. It is not a rate sheet, and it is not a list of which carrier will look at a Pima County warehouse.

Wikipedia's Tucson article describes the university, Davis-Monthan, and the I-10 corridor. Tucson International Airport's own site is the airfield. Industrial and net-lease property that serves freight, suppliers, or a credit tenant can be the kind of calm collateral a life company will read. An airport website does not prove a tenant's credit. The Mortgage Bankers Association's research pages describe national commercial originations. They do not set a Tucson spread.

The product page is life company loans. A Valley comparison is Phoenix life company. After a Tucson property is stable, Tucson permanent is the broader permanent conversation. Industrial collateral is Tucson industrial. The city hub is Tucson. Bank, life company, and conduit side by side, still without coupons, is bank, life, and CMBS.

What life companies tend to read in Tucson

They read the tenant, the remaining term, the borrower's experience, and how much of the value the loan would represent. Lower leverage is the usual trade for the long term. We will not print a loan-to-value cap, because we are not the insurance company and the cap would be read as a promise. A net-lease building with one tenant is a credit story. A multi-tenant industrial building is a rollover story. An apartment community is an occupancy story. Send the one you actually own.

A property that is still leasing up is early for this page. A life company can decline a fine building because the loan is small, the market is thin, or the sponsorship is new to them. A decline is not an insult and not a ranking of Tucson.

Life company, bank, or conduit

Choose by what you need to keep. A bank may offer a relationship, deposits, and a shorter maturity. A conduit may offer proceeds a life company will not, with defeasance or yield maintenance and special servicing. A life company may offer the long fixed hold if leverage stays modest. Capital Market Funds arranges all three and is none of them. No path on this page includes a stated rate.

Craig Hoebing arranges the file from Scottsdale under Capital Market Funds, LLC - CBK-2007014 - Commercial Mortgage Banker and NMLS 1445066. Capital Market Funds is not a Fannie Mae DUS lender. Apartments that belong at an agency are a different execution, placed with a DUS or Optigo lender.

Questions on long-term Tucson mortgages

Will you quote a long-term Tucson commercial mortgage rate?

No. A life-company rate lives on that company's term sheet. This page describes the structure and does not print a coupon.

Does a life company always beat a bank on a Tucson industrial building?

No. A life company may fit a long fixed hold at modest leverage. A bank may fit a relationship. We arrange either and rank neither.

Is the airport website proof that a Tucson tenant is creditworthy?

No. Tucson International Airport's site identifies the airfield. The lease and the tenant's financials are the credit file.

Are you the insurance company making the Tucson loan?

No. The life company makes the loan. Capital Market Funds arranges it from Scottsdale and is not a direct lender.

No new Tucson life-company amount is added

This page does not print a rate, a loan-to-value, or a fresh closing amount. A tombstone that already exists stays on the page that names it.
