Tucson bridge loans for transitional commercial property

A Tucson bridge loan on this page is short debt for a building that is not ready for a long mortgage. Capital Market Funds arranges it with private lenders. It does not fund the loan.

Sponsors ask for a Tucson bridge when the rent roll is still moving. A value-add apartment near the University of Arizona, a building that serves households tied to Davis-Monthan Air Force Base, or an older retail or office property being re-leased can all sit in that gap. Wikipedia's Tucson article is the city overview: the university, the base, and the I-10 corridor are part of how the city is described. They are demand context. They are not a rent roll, and they are not an affiliation. Capital Market Funds is not part of the university and does not speak for the base.

Sun Corridor Inc. is the regional economic development organization for the Tucson area. A regional growth story can explain why a sponsor is renovating. It does not approve a bridge, and it does not set a term. The Federal Reserve's SR 15-5 letter is interagency guidance on prudent commercial real estate risk management. The OCC's Commercial Real Estate Lending handbook describes how banks look at income property. A bridge from a private lender is not that bank exam file. Reading those documents tells you why a bank may wait. It does not tell you a coupon.

This page is the Tucson child of Arizona bridge. The city hub is Tucson. Apartments, as a property type, are Tucson multifamily. When the building is calm enough for a long loan, the conversation moves to Tucson permanent. How bridge capital is sorted, without a ranking, is the bridge lender landscape. Type income and a payment you choose into the DSCR calculator. The calculator does arithmetic. It does not price a bridge.

Term, extensions, reserves, and the way out

Ask four structural questions before you compare quotes. How many months is the initial term? Is there an extension, and what test has to be true before it is available? Is interest set aside in a reserve so the payment can be made while the building is still leasing? What loan is supposed to take this one out, and what occupancy does that takeout need? None of those questions has a rate attached on this page. A quote that skips the exit is a quote that has not named the plan.

An extension is a contract right or a later request. It is not a promise that the lender will agree when the date arrives. Interest reserved at closing is still the borrower's money, set aside for the debt. It is not extra proceeds you can spend on a kitchen that was never in the budget. If the takeout is an agency loan, that loan is made by a DUS or Optigo lender. Capital Market Funds is not a Fannie Mae DUS lender and is not an Optigo lender.

What to send for a Tucson bridge file

Send the address, a rent roll that marks vacant units as vacant, the renovation budget if there is one, and the permanent loan you hope to reach. A photo of a renovated unit is not a lease. A projection labeled as a projection is useful. A projection labeled as in-place rent is not. Davis-Monthan demand and campus demand are reasons people rent in Tucson. The lender still underwrites this building.

Craig Hoebing arranges the request from Scottsdale under Capital Market Funds, LLC - CBK-2007014 - Commercial Mortgage Banker and NMLS 1445066. There is no Tucson branch. Private and bridge capital is sourced from private lenders. This firm does not lend its own paper, and it does not call itself a hard-money lender.

Tucson market context

Campus and the base are demand, not a lease
Wikipedia describes Tucson with the University of Arizona and Davis-Monthan in the city's economy. A bridge near either one is still underwritten to this rent roll and this business plan. Wikipedia, Tucson, Arizona
Davis-Monthan as a rental anchor
Wikipedia's article on Davis-Monthan Air Force Base places the base in Tucson. Nearby apartments can feel that employment. The base is not a borrower and not a guaranty. Wikipedia, Davis–Monthan Air Force Base

What a bridge file is, and what it is not

  1. Layer 1

    The business plan

Lease-up, a renovation, or a closing date. The plan has an end. Bridge is not a permanent loan with a shorter term written on it.

  2. Layer 2

    The takeout

Name the permanent source that is supposed to follow: agency, HUD, life company, bank, or CMBS. If none of those can ever fit, we say so.

  3. Layer 3

    Whose capital

Bridge and private credit are sourced from private investors. Capital Market Funds does not describe that as lending its own paper. It is not consumer hard money, and it is not a construction shop.

Four bridge terms to name before a Tucson quote

Structure only. No coupon, no points, and no promise that a lender will offer every row.

  • Initial term

Months, not a slogan. A short term needs a takeout that can actually be ready.

  • Extension test

What must be true, such as a lease signed or a coverage figure the lender writes down. The test is the lender's.

  • Interest reserve

Cash set aside for payments during lease-up. It is not hidden extra proceeds.

  • Exit

Permanent, agency, or another loan you can describe. An unnamed exit is an unfinished file.

Where a Tucson transitional file can be arranged

Where a Tucson transitional file can be arranged
SourceWhen it fits
Bridge & PrivateTucson lease-up or value-add, arranged with private lenders, with the takeout named before anyone treats the bridge as the whole plan.
BankA bank may still hold a Tucson renovation if its own policy allows the vacancy. That is a bank file, and we are not the bank.
Life CompanyA life company wants a calmer rent roll than a bridge plan. Mentioned so a half-leased Tucson asset is not sent there first.

Questions on Tucson bridge debt

Does Capital Market Funds fund a Tucson bridge loan itself?

No. Private lenders fund bridge debt. This office arranges the request from Scottsdale. It is not a bank and it does not lend hard money.

Will you quote a rate or a close date for Tucson bridge debt?

No. Term, extensions, reserves, and the exit are the structure. The lender's term sheet, if one is issued, is the only quote.

Is a University of Arizona apartment an affiliation with the university?

No. The campus is demand context from public descriptions of Tucson. Capital Market Funds is not part of the university.

When should a Tucson bridge file move to a permanent loan?

When occupancy and income match what the takeout lender will read. The Tucson permanent page is that later conversation. A bridge is not automatically extended.

No Tucson bridge amount is published here

This page does not print a bridge closing, a lender ranking, or a coupon. A permanent tombstone is not relabeled as Tucson bridge debt.
