Tucson rentals do not all move on the same calendar. A house near the university can turn over with the school year. A rental aimed at winter visitors can be busy in January and quiet in August. A lender that averages the year will not let you submit only the busy months and call that the income. Bring the slow months too. The City of Tucson's own website did not return a page we could cite, so this note uses the state statute and national research desks instead of a city ordinance we did not read.
The parent page is Arizona investor DSCR. Collateral is one to four units, income-producing, and not occupied by the borrower. A.R.S. 6-901 is the legislature's definition section: a residential mortgage loan is secured by a one-to-four-unit dwelling, and commercial property is real property outside that definition. Citing it keeps this Tucson file in the investor bucket. It does not approve the loan and it is not legal advice.
Five or more units in Pima County belong on Tucson multifamily, not here. A long-term loan on a leased commercial building is Tucson permanent. Coverage for apartments and other commercial property statewide is Arizona commercial DSCR. Check a year of rent against a payment you type in the DSCR calculator.
Why a single strong month misleads the ratio
Divide a peak month by twelve and the coverage looks easy. Divide the actual deposits and the payment may not fit. Ask the lender whether it wants a trailing twelve months, annualized leases, or an appraiser's opinion, and whether it haircuts seasonal income. Write down the answer. Two lenders can both say DSCR and mean different denominators and different income.
The National Association of Realtors publishes research and statistics. A national housing release is not a rent for a Tucson duplex, and we will not pretend it is. The Mortgage Bankers Association's research section is the commercial-mortgage counterpart. It is context, not a Pima County underwriting rule. Investor property outside this city label is Arizona investment property.
What the first Tucson package should include
Address, unit count, a year of rent deposits, current leases, taxes, and insurance. Note any unit that sits empty between semesters or between winter stays. Note that the borrower does not occupy the property. If the income is nightly rather than a lease of a month or more, say that in the first sentence so the file is not underwritten as a standard lease.
A short explanation of coverage language, without a required ratio, is what is a good DSCR. Craig Hoebing arranges the Tucson request from Scottsdale under CMB-1047342 and NMLS 1445066. There is no second office in Pima County. Capital Market Funds is not a Fannie Mae DUS lender.
Tucson income patterns that a rent-based file has to show
- School-year turnover
- A rental tied to the university calendar can go vacant between terms. Show those months. Do not annualize only the leased ones.
- Winter-visitor season
- A strong January is not a monthly run rate. Lenders that average the year will ask for the summer too.
- Borrower occupancy
- If the sponsor plans to stay in the house part of the year, say so. This page is for rentals the borrower does not occupy.
Who might read a Tucson rental year
| Source | When it fits |
|---|---|
| Bank | A bank that will read a full year of Tucson deposits on a one-to-four-unit rental the borrower does not occupy. |
| Bridge & Private | Short private bridge if the Tucson rental is between tenants and cannot show a year of collections yet. |
| Fannie Mae | Not this collateral. Fannie Mae multifamily is five or more units and is placed with a DUS lender. We are not that lender. |
