Downtown, the Camelback Corridor, Sky Harbor, Deer Valley, and Ahwatukee do not share one rent roll. The capital source has to match the building in front of us. A leased industrial building and an apartment still in lease-up are not the same request. Craig Hoebing, NMLS 1445066, holds the file at 7373 E Doubletree Ranch Rd #255, Scottsdale, AZ 85258. The phone is (480) 495-8072. Arizona license CMB-1047342.

Sponsors sometimes search “Phoenix capital markets” expecting a trading floor. What they get from this firm is a mortgage banker who shops banks, credit unions, life companies, CMBS, agency and HUD lenders, debt funds, and, for owner-users, SBA lenders and certified development companies. The statewide map of those sources is the Arizona capital markets guide.

Which Phoenix files go where

A stabilized Phoenix apartment that fits a program may be agency or HUD, placed with the lender that executes it. Capital Market Funds is not a Fannie Mae DUS lender and does not claim MAP or LEAN approval. A calm, leased commercial building is often a life-company or bank conversation. A property with a renovation plan or a short closing date is often bridge. Construction, when it is far enough along to be a loan, is arranged with the bank that will hold the note and fund the draws. This firm does not fund draws, and it does not offer a land-development loan.

The city mortgage page is Phoenix commercial mortgage and debt. Coverage tests and costs are in the commercial mortgage guide. Layers behind the senior loan are in the commercial debt guide. Public indexes, which are not a Phoenix quote, are on the rates and calculator page.

What to send before a Phoenix term sheet

Send the address, the property type, and whether this is a purchase, a refinance, or a plan that is not stabilized. A rent roll or a unit mix, photos, and a trailing statement are enough for a first read. If a loan is already on the building, include the note, the prepayment language, and the maturity. A refinance that ignores the existing penalty is not a plan.

Say the outside date if there is a contract. A Phoenix purchase with a short feasibility period should not start on a path that takes months. Craig will say which capital source can live with that date, or that the date cannot be met. That answer is more useful than an optimistic term sheet.

Do not send a request that only says “capital markets.” Name the building. Downtown office, a Deer Valley industrial park, and a multifamily community near Sky Harbor are three different conversations. The Phoenix market page is where the local mortgage reading lives. This page is who can hold the debt.

What this page will not claim

Published Phoenix closings stay on the Phoenix market page and the transactions page. They are not restated here as a volume number. Phoenix lenders are not ranked on this page. A term sheet is a conversation about one asset. This page is the map.
