Arizona short-term rental loans for investors

An Arizona short-term rental loan on this page finances a one-to-four-unit property an investor owns and does not occupy, using booking history a lender will accept rather than a wish for next season.

Platform is not counsel
Airbnb's local-rules help says the platform does not provide legal advice and tells hosts to understand the laws where the property is. A city-specific help page is not an Arizona permit. Airbnb Help, local regulations overview
Hosts still look up permits and tax
Airbnb's responsible-hosting notes tell hosts to check permits, zoning, association rules, insurance, and local taxes. Those steps are the owner's. They are not performed by this office. Airbnb Help, responsible hosting

Short-term rental income is lumpy. A booked holiday week and an empty Tuesday do not average themselves. Lenders that will use this income usually want a trailing history, a statement of fees the platform kept, and a story for the off-season. A market rent for a one-year lease is a different number. Ask which number is in the quote. We arrange the file. We do not invent the factor that turns three months of bookings into a year.

Airbnb's help pages tell hosts to check local eligibility, permits, taxes, association rules, and insurance, and they say the platform is not a lawyer. One help article walks through cleanliness, neighbors, and permissions, and it tells hosts to look up local tax and permit rules. Another can show steps for a city that is not in Arizona. Do not treat those steps as Arizona law. The Arizona Department of Revenue is the state tax agency. How receipts are taxed is a question for that agency and for a tax advisor. This page does not answer it.

A.R.S. 6-901 defines a residential mortgage loan as a loan secured by a one-to-four-unit dwelling. This product stays inside that unit count, and only as an investment the borrower does not occupy. Broader investor property is Arizona investment property. If the property is dark and needs work before it can be booked, Arizona bridge is the short-loan conversation. Coverage language without a required ratio is what is a good DSCR.

Exhibits that usually travel with an Arizona short-stay file

  • Trailing booking history

A full year if it exists, with platform fees and cancellations visible.

  • Empty-night pattern

Which months are soft. Do not send only the peak.

  • Ownership and occupancy

The borrowing entity, and a clear statement that the borrower does not occupy the property.

  • Local-rule status the owner already knows

Permit or a note that counsel is still reviewing it. We do not supply the legal conclusion.

Trailing receipts versus a guessed market rent

Trailing receipts show what guests paid and what was left after platform fees, refunds, and empty nights. A market-rent estimate pretends the property was leased to one tenant for a year. Some lenders will use one, some the other, and some will haircut both. A new listing with a few reviews may not clear a trailing-income test at all. Say how long it has been booked. The DSCR calculator will divide a figure you type by a payment you type. It does not know your occupancy.

Seasonality is the second cut. A desert winter that is full does not prove July. A mountain summer that is full does not prove January. Send the weak months. If you leave them out, the lender will ask, or the loan will be sized on a story that fails when the statement arrives.

Rules we will not interpret

Permits, zoning, association bans, and tax registration are the owner's work, with the city and with counsel. We will not say a listing is allowed. We will not say which nights count as a taxable stay. If the property is a hotel or a motel, it is commercial hospitality, and the coverage page for commercial income property is Arizona commercial DSCR. A one-to-four-unit investor rental is not that hotel.

The rates and loan calculator does not store an Arizona short-term rental rate. Craig Hoebing arranges the request from Scottsdale under CMB-1047342 and NMLS 1445066. Capital Market Funds is not a Fannie Mae DUS lender. Sending a booking export is not an application and not a commitment.

Short-stay income questions

Can an Arizona short-term rental loan be for a house the owner also lives in?
No. This page is an investor-owned rental the borrower does not occupy. Personal use of the property takes it off this product.
Will you calculate my Arizona lodging tax?
No. The Arizona Department of Revenue is the state tax agency, and a tax advisor answers the filing question. This page is not tax advice.
Does a strong holiday week count as the monthly rent?
Not by itself. Lenders that use trailing history usually want the empty nights and the fees too. We do not publish a seasonality factor.
Is the DSCR calculator reading my booking export?
No. You type the income and the payment. The result is arithmetic, not an approval from a lender.
