Arizona vacation rental loans for investors

This page is for investor-owned vacation rentals of one to four units in places such as Sedona, Flagstaff, and Scottsdale. The borrower does not occupy the property. A hotel loan is a different product.

Arizona vacation rental market context

City of Flagstaff
Flagstaff's official website is the northern Arizona city source cited here. It does not underwrite a vacation rental and it is not a permit decision from this office. City of Flagstaff
City of Scottsdale
Scottsdale's official site is the desert-city source for this page. Local rental rules, if they apply, are the owner's to confirm with the city and with counsel. City of Scottsdale
Hosting pages are not Arizona law
Airbnb says hosts should understand local laws and that the platform does not provide legal advice. Sedona's city site was not available to cite, so no Sedona ordinance is quoted. Airbnb Help, local regulations overview

A vacation rental in northern Arizona and a vacation rental in Scottsdale do not share a season. Flagstaff's summer and a desert winter can both be busy, and both can have a dead month. Lenders that finance the investment want the year, not the postcard month. The City of Flagstaff's website is the municipal source we could cite for northern Arizona. Sedona's city site did not return a page we could use, so this note does not pretend to quote a Sedona ordinance. Scottsdale's official site is the desert-city source. None of those sites is a loan approval.

The property is one to four units, owned as an investment, and not occupied by the borrower. A cabin the owner uses on weekends is outside this page even if it is also rented. A.R.S. 6-901 defines a residential mortgage loan as a loan secured by a dwelling of that size. We cite it to keep the file in the investor bucket, not to give legal advice. Airbnb's help pages say hosts must follow local laws and that Airbnb does not provide legal advice. Permits and association rules stay with the owner and counsel.

A hotel, a motel, or a resort is not a vacation rental of one to four units. Scottsdale hospitality financing is Scottsdale hospitality. A renovation program for a hotel is Arizona hotel PIP. If the vacation rental needs a short loan before it has a season of receipts, see Arizona bridge. Statewide investor property without the vacation label is Arizona investment property.

What makes this different from a hotel loan

A hotel file reads occupancy, average daily rate, and a franchise or management agreement. A one-to-four-unit vacation rental reads a booking history, expenses the owner pays, and local limits on short stays. Mixing the two stories produces a file no lender asked for. If you have a flagged hotel, do not send it here. If you have a house in Flagstaff that guests book online, do not call it a hotel to make it sound larger.

Coverage is still rent the lender accepts divided by the payment. The DSCR calculator uses figures you type. What is a good DSCR explains the ratio in ordinary language and does not set a minimum. We do not publish a Flagstaff or Sedona rate.

Northern Arizona and Scottsdale are not one market

Flagstaff's city site is the public start for that municipality. Weather, the university, and the mountain season show up in collections. Scottsdale's site is a different city, with its own code. A lender may like one season and haircut the other. Tell us which city the address is in before anyone compares proceeds. We will not rank the three markets, and we will not quote a cap rate.

Craig Hoebing arranges the file from Scottsdale under CMB-1047342 and NMLS 1445066. Capital Market Funds is not a Fannie Mae DUS lender. A vacation rental is not an agency apartment loan. There is no Flagstaff or Sedona branch.

Vacation rental scope questions

Is a Sedona house the owner uses in summer eligible on this page?
No. The vacation rental has to be investor-owned and not occupied by the borrower. Personal use is a different request, and it is not this product.
Why is Sedona named if the city site was not quoted?
Sedona is part of the market sponsors ask about. The city website did not return a page we could cite, so no Sedona ordinance is stated. Flagstaff and Scottsdale sites are the municipal sources used here.
Can a Scottsdale boutique hotel use this vacation-rental page?
No. Hotels belong on the hospitality pages, including Scottsdale hotel loans and the hotel PIP page. This page is one to four units.
Do you publish a Flagstaff vacation-rental rate?
No. No city on this page has a stated rate. The calculator uses numbers you type. A lender's term sheet is the only quote that belongs to an address.

No vacation-rental closing is published

No Sedona, Flagstaff, or Scottsdale vacation-rental loan amount appears on this site. Hotel tombstones, if any, stay on hospitality pages.
