Financing for an Arizona investment sale

Investment-sale financing is the senior loan that lets a buyer close on a commercial building. We arrange that loan. We do not list the property and we are not the sales brokerage.

Senior debt on a purchase

Senior debt on a purchase
SourceWhen it fits
AcquisitionThe statewide purchase page. This URL is the sale context.
Life companyOften the core-asset assumption. Not always the right box.
BankA buyer who wants the loan on a portfolio. We are not the bank.
BridgeA close date permanent credit cannot meet.

A sale is a contract. The loan is a separate underwriting of the same building. Life company, bank, CMBS, agency, or bridge can all be the senior debt, and only one of them is usually right. Capital Market Funds tells the buyer which box is open before the due-diligence clock is wasted. We are not a Fannie Mae DUS lender. We are not a bank. The seller's broker remains the broker.

Published acquisitions are not a price list. The Block at Pima Center in Scottsdale was a ground-lease retail acquisition of $14,500,000 in 2022, a prior-firm origination. A Midwest office acquisition of $21,700,000 was bank debt and is not an Arizona sale. We do not take those amounts and apply them to the building you are buying.

What has to be true before a buyer term sheet

The rent roll, the contract price, and the buyer's plan for the building. A core leased industrial or retail asset is often life company or a bank. A value-add apartment is often bridge or a life-company value-add structure, not an agency application filed too early. A building the buyer will occupy is an owner-user file, not an investment-sale file, and belongs on the owner-occupied pages.

We will not call a refinance an acquisition because a broker is involved. Cash-out and rate-and-term stay on the refinance pages. This URL is the purchase.

Who this page is for

Buyers and the sales brokers who represent them. The partner page for those brokers is investment sales brokers. Sponsors who buy through a fund structure can start at sponsors. The origination is the same desk either way.

Investment sales on the record

We do not publish investment sales. The Pima Center card is a loan on a Scottsdale retail acquisition and lives on the Scottsdale page. The Midwest bank acquisition is not Arizona.

Investment sale financing questions

Do you sell commercial property?
No. We arrange the loan for the buyer. The brokerage is someone else's license.
Is Pima Center an investment sale you are marketing?
No. It is a 2022 ground-lease acquisition loan of $14,500,000 in Scottsdale, originated at a prior firm. It is not a listing.
Will you finance any price in the offering memorandum?
No. Proceeds follow the lender's box and the rent roll. An asking price is not a loan amount.
