An equity sponsor shows up with a purchase, a recapitalization, or a value-add plan and needs one senior lender, not a tour of product sheets. We read the plan first. Stabilized apartments go to Fannie Mae, Freddie Mac, or HUD when the program fits. Core commercial cash flow goes to a life company, a bank, or CMBS. A building that is not a permanent file yet goes to bridge, with the takeout named. We are not a Fannie Mae DUS lender and we do not claim MAP or LEAN approval.
The firm is not a private equity fund and not a joint-venture partner. 'Capital Market Funds' is the mortgage banker's name. It is not an offer of equity, a promote, or a co-investment. If the request is equity, we will say we do not provide it.
What we need from the sponsor
The sources and uses, the rent roll, the resume of like-kind assets, and the hold period. A value-add apartment that is interest-only during construction can still be a life-company loan. That is what the published Tucson card is: $28,000,000, life company, 80% LTC. It is not a template and not a bank construction loan. A ground-up project that needs draws from a bank is a different comparison, and we do not fund those draws.
Recourse is a sponsor decision, not a slogan. A bank hold often includes it. Agency, life company, and CMBS often do not, at lower proceeds or with their own structure. We will say which box the plan actually clears.
One originator through closing
Craig Hoebing stays on the file from the first read to the closing statement. The office is 7373 E Doubletree Ranch Rd #255, Scottsdale, AZ 85258. You do not get passed to a call center when the third-party reports start.
Owners who are not sponsors, and brokers who represent one, have their own pages. Start here if you are the equity.
Senior debt for a sponsor's plan
| Source | When it fits |
|---|---|
| Agency | Stabilized multifamily. Not a DUS claim. |
| Life company | Core cash flow, including the published Tucson value-add. |
| Bridge | The plan is real and the permanent box is not open yet. |
| Bank | A portfolio hold with recourse the sponsor will sign. |
