A leasing or investment broker usually calls when a purchase contract or a refinance has a date and the client still needs senior debt. Capital Market Funds takes that file from the Scottsdale office, says which source fits, and stays through closing. The brokerage relationship stays yours. We do not ask to be added to the listing, and we do not split a commission as if we had sold the building.
The capital is someone else's: Fannie Mae or Freddie Mac for multifamily that belongs there, HUD with an approved lender, life company, CMBS, a bank or credit union, or bridge. We are not a Fannie Mae DUS lender, not a bank, and not the life company. Published dollars stay on the tombstones. A listing is not a term sheet from this desk.
What to send before the contract date gets tight
Send the address, the rent roll or the operating statement, the contract or the payoff, and who you represent. If the close will not survive permanent underwriting, say so. Bridge with a named takeout is a real answer. Pretending a transitional building is core, so a life-company application can be waved at the buyer, is not.
Investment-sale contracts have a dedicated page because the buyer and the seller's broker often need the loan described without anyone confusing us for the sales desk. That page is financing for investment sales. The partner note for sales brokers is investment sales brokers.
What we will not do for a brokerage
We will not provide a broker opinion of value, a listing presentation, or an off-market buyer. We will not sign a co-brokerage agreement. If your client needs the building sold, that is your work. If your client needs the loan arranged, that is ours.
Craig Hoebing is the originator. The office is 7373 E Doubletree Ranch Rd #255, Scottsdale, AZ 85258. Call (480) 495-8072. The form tells him the request started with a broker.
What the sales broker should send
Send the purchase contract or the refinance deadline, the rent roll or unit mix, and who you represent. If a loan is already on the property, include the payoff and the prepayment section. We arrange senior debt for your client. We do not become a co-broker, and we do not take the listing. Buyer-side financing, as distinct from this partner note, stays on investment sales.
Tombstones are not listing comps
Published closings are financing records. They are not sale comps, and they are not a promise that the next listing will clear the same capital source. A listing is not a term sheet from this desk. The capital is still someone else's: agency or HUD placed with the executing lender, a life company, CMBS, a bank or credit union, or bridge.
Debt we arrange beside a brokerage
| Source | When it fits |
|---|---|
| Acquisition | Purchase debt for the buyer your contract names. |
| Refinance | A loan already on a building your owner wants replaced. |
| Bank | Portfolio debt we arrange. We are not the bank. |
| Bridge | When the contract date will not wait for permanent credit. |
