Silicon Slopes is the public nickname for the tech employment cluster along the Wasatch Front, concentrated around Lehi. Sponsors who hire and own there often also own Phoenix industrial or apartments, because both markets grew on the same in-migration. That pairing is a reason to ask about one credit. It is not a reason to pretend a Utah deed is an Arizona deed. Each building keeps its own rent roll, insurance, and state law. The hub that states the license limit is multi-state portfolio. An all-Arizona pool, with no Utah asset, is Arizona portfolio refinance.
Phoenix multifamily buyers coming from Utah already have a separate note on this site. This page is the pool: more than one address, possibly in both states. We do not claim a Utah mortgage license, a Salt Lake office, or a Lehi desk. The only office is in Scottsdale. Bank and life-company holds are the ordinary places to negotiate a release if you might sell the Utah asset or the Phoenix asset later. We do not promise the clause.
Name the deed that is not in Arizona
List every address and circle the ones in Utah. If your lender cannot record in Utah, we will say the structure is two loans before anyone spends a quarter on a combined appraisal. The Arizona loan can still proceed on its own. Phoenix apartments that are a single asset start at Phoenix multifamily.
A partial release, when it exists, is a payoff and a coverage test on what remains. It is not an automatic right because the sponsor operates in two states.
Employment nicknames are not loan proceeds
We will not quote a Silicon Slopes rent, a Phoenix cap rate, or a combined loan amount. No tombstone names Utah.
Entity and tax questions about a Utah holding company belong to your counsel and your CPA.
How a Utah-Arizona pool is usually held
| Source | When it fits |
|---|---|
| Multi-state hub | When any collateral sits outside Arizona. |
| Bank | A relationship lender may be the one who can look at both states. |
| Life company | Stable assets in markets the carrier already lends in. |
| Phoenix multifamily | A single Phoenix apartment, without a Utah deed. |
