Phoenix multifamily loans

Phoenix apartment loans are originated to the business plan. The only published Phoenix multifamily amount is Harvard Court, and it is not a Fannie Mae loan.

City of Phoenix apartments are a different rent roll from Tucson and from the suburbs. Infill, north Phoenix, and Ahwatukee do not clear the same box because they share a city name. Capital Market Funds originates the senior loan from Scottsdale: Fannie Mae, Freddie Mac, HUD, life company, or bridge.

Harvard Court is multifamily in Phoenix, cash-out refinance, $1,350,000, 2022, prior firm. The card does not name Fannie Mae, Freddie Mac, or HUD. It is the only Phoenix apartment dollar on the site. The 2026 Tucson loan is $28,000,000 and it is not a Phoenix closing.

Phoenix multifamily: What an apartment file is underwritten against

The city is not the county
A City of Phoenix address stays on this page. Tempe, Scottsdale, Glendale, and the other Maricopa cities have their own pages. Capital Market Funds originates Phoenix loans from the Scottsdale office and does not use a downtown street address. Source: City of Phoenix.
Occupancy versus the program
Stabilized apartments can be Fannie Mae, Freddie Mac, HUD 223(f), or a life company. A lease-up that will not clear a permanent box is bridge, with the takeout named. HUD 221(d)(4) is a HUD program originated with a HUD-approved lender, not a construction counter we staff.
We are not the GSE
Capital Market Funds arranges the file and places it with the lender that executes the program. An Optigo Seller/Servicer makes a Freddie Mac loan. We are not a Fannie Mae DUS lender and we are not an Optigo Seller/Servicer.

Stabilized Phoenix apartments

Leased conventional communities can be Fannie Mae or Freddie Mac Optigo, HUD 223(f) when the process fits, or life company. We are not a Fannie Mae DUS lender, not an Optigo Seller/Servicer, and we do not claim MAP or LEAN approval. We place the file with the party who executes the program.

Cash-out on a Phoenix apartment is a program question. Harvard Court shows a cash-out happened. It does not show the leverage a new agency loan will allow. That discussion is also on Phoenix cash-out.

Value-add Phoenix apartments

A renovation or lease-up in Phoenix is bridge until a takeout is real. We do not call that construction. HUD 221(d)(4) is the HUD path for substantial rehab and new multifamily, with a HUD-approved lender, not a generic construction counter.

The Tucson card is life-company value-add with interest only during construction. It is a Pima County loan. Phoenix value-add does not inherit the 80% LTC on that card.

Phoenix apartment refinance and acquisition

Sponsors searching for a Phoenix apartment refinance, or for a Phoenix apartment building loan, are on this page. Harvard Court is the published refinance, and it is a cash-out of $1,350,000. A rate-and-term refinance of a different Phoenix community is the same desk and a different proceeds question. Citywide refinance context is Phoenix refinance.

Buying a Phoenix apartment community follows the purchase contract. No published Phoenix card is an acquisition. If agency, HUD, or life-company credit cannot meet the contract date, Phoenix bridge closes and the takeout is named. We are not a Fannie Mae DUS lender on the refinance or on the purchase.

Small buildings in Coronado

Coronado, north of downtown Phoenix, is a residential neighborhood with some small apartment buildings. Those buildings can be a multifamily conversation when you own the whole property and the units are rented. They are not a downtown tower and not a single house. Most other named house neighborhoods in Phoenix do not belong on this page at all.
