A long-term owner usually needs a refinance: rate and term, cash-out, or a loan that has reached its maturity. An owner buying the next building needs acquisition debt. An owner who occupies the building needs a bank, a credit union, or sometimes SBA 504, compared on purpose rather than lumped together. Capital Market Funds does that comparison from Scottsdale. The form is not an application.
We are not a property manager, not a leasing broker, and not a depository. If the building needs a new tenant, that is not a loan. If the building has the income and needs the debt replaced, send the rent roll and the payoff. Published closings stay on the pages that match the city. We will not borrow a neighbor's dollar to make an owner's refinance look done.
Owner-occupied and investor-owned are different credits
If your business is in the building, the bank reads the company as well as the lease. That conventional bank path, and the separate 504 structure, are written up on their own pages. If you lease the building to others, you are an investor even when you own it free and clear. Life company, bank, or CMBS follows the rent roll. Apartments that are stabilized may be agency. We are not a DUS lender.
Cash-out is a proceeds question, not a different company. Arizona cash-out and the city refinance pages say whether a published card was actually a cash-out. The Tempe dental refinance was. It does not become your building's comp.
How an owner starts
Call Craig Hoebing at (480) 495-8072 or send the address, the occupancy, and the purpose. The office is 7373 E Doubletree Ranch Rd #255, Scottsdale, AZ 85258. He will say which source fits and which source is a waste of a quarter.
Sponsors with a value-add plan should use the sponsor page. Brokers representing an owner should use the broker page. This page is the principal.
